Great apartment in great location
The proximity to Brickell and all it has to offer is fantastic. The building is 3 blocks from the metro mover and metro rail, and 2 blocks from I-95. Love being able to walk to shops, restaurants, bars, grocery store, etc. From this location, you can literally get anywhere in the city.

Great experience so far!
I have lived in Latitude on the River since Oct of 2015 and it was been a very positive experience. The facilities are clean/well maintained and the residents and staff are friendly and welcoming. I enjoy the well equipped gym and the pool/hot tub often. The only downside is that sometimes I have to wait for my car from the valet. I commute from Miami to Weston and the building is very conveniently located near I-95.

Quiet Luxury
I love this building, wish there was a better social aspect but the amenities are great. Management is responsive. Security is tight. and only one block from the highway without the noise. There are amazing restaurants within walking distance and once the new mall opens, there won't be a reason to drive on the weekends. Can't complain!

Spacious and quiet building
The apartment itself is great, very spacious and quiet. The amenities in the building are pretty good -- there is a 2 story gym with a cardio floor and a weight floor. The pool deck is decent, though it is covered by shade for a majority of the day. The valet and parking situation can sometimes be a nightmare. Most leases come with a valet spot and they will not let you self park which can lead to long wait times in the morning, or when trying to drop off you car. Check your car for nicks and dings daily and report them when you find them.

All that said, this is still a developing neighborhood and hasn't yet reached maturity. Many units remain unoccupied, owned by foreign investors or foreigners looking for a pied-à-terre in the US (as in, they don't even rent them out!). Many restaurants are empty most of the time and turn over all the time, and while there are some great high end places, a lot of the more mid range offerings are highly commercialized designed in a boardroom type places with mediocre food and not the owner run small neighborhood joints that would give this neighborhood charm and character. It is definitely a highly walkable neighborhood, but not as walkable as it could be because of the condo "country club in the sky" kind of development with big pool complexes and huge parking garages. There are positives and negatives to that, but on street level it means less real estate for bars, stores, and restaurants. For all these reasons, people seeking a true urban environment will probably prefer Miami Beach or Coconut grove, even though the high-rises are far taller in Brickell. All that said, i think this neighborhood will continue to mature, with more full time residents moving in as people around the country discover what it has to offer.
