Good for the price
Haven't had any significant maintenance needs but the small ones that we've had take forever to be addressed. No shuttle stop. Appliances are good. No major problems, suits all of our needs.

Close and affordable
Good for the money and location. Not the greatest management, but it's in a nice area, close to campus, and cheaper than most other places.

Good interior design but poor maintenance and venting system
The location is relatively close to the campus with good interior design and household electronics. But the maintenance status moves slowly and required multiple tracking with the staff. There's a smell in venting system and it's not fixed fully after reported

Great location and apartment; management is a bit overstretched
really great location--very close to school (including Clarimont Campus) and other everyday needs, such as groceries, fast-casual, retail, etc.
My apartment has a great layout, parking is super easy. Knock on wood, not a real nosie issue.
It is a big property, and that can lead to managment and maintaence being over-strethced. Somethings can take awhile to resolve. I am a self-advocate and politely follow-up on anything that needs to be addressed, so it hasn't been too much of a problem.
Relative to other properties, I am able to live alone for a decent price.

Passable Option for Law Student Housing
I've lived here for most of my time at Emory Law. The property is approximately a 10 min walk to the Starvine Deck where you can hop on the C Route, Loop, or E Route to the Law School or Woodruff Circle at the center of campus. Outside of this prime location, the property itself has gone through a management shift which fixed a few of the glaring issues the property was facing (i.e., mail not being delivered or stolen from an unguarded mail room, security gate being left open/unattended at night, unresponsive or unhelpful leasing office staff). That being said, don't expect the management to be proactive about things like maintenance, be open to lease term negotiation, or enforce community safety and security rules. When not busy, the staff can be perfectly helpful, but otherwise you may need to be the proactive one in asking for maintenance requests or fielding any issues with rent.
Utilities are not included and are separately metered per unit. The rates for electricity, water, and sewage do not remain constant throughout the year, so expect rises in utility bills by about 20-30 dollars per month during the summer and winter.
As to the community, it houses plenty of Emory students, most of them undergraduates. They can be loud on the weekends and Thursdays/Fridays, and property management tends not to enforce rules on quiet hours or community civility. Most people keep to themselves. Pet-wise, plenty of people have dogs who are walked on occasion around the property, despite some dogs looking like they may not fall in line with the breed restrictions in the form lease the property uses.
tl;dr, perfectly decent place to life with no frills and an unbeatable location for students willing to walk + bus to school and back.

Basic apt.
Basic apartment that offers plenty of space, proximity to Emory, and free parking. Occasionally, weekend nights can be loud with the undergraduate parties.

Horrible move in process
Arrived at the complex with all of my stuff to move in only to find out that my apartment wasn't ready. When apartment was ready my room smelled of urine. Had to request for a bathroom and carpet cleaning. Staff is slow and unresponsive. I would sign a lease at this place as a last resort only. Also, the gates never work.

the complex is nearby the clairmont campus (20 minutes of walk distance), so it is very easy to catch the shuttle bus, which is important for students who don't drive.

Golden Drop Cafe--which has outdoor seating incase the pandemic is still uncontrolled when you read this--is just 3 min. down the road. Mason Mill Park, which has tennis courts, a pavillion, and walking trails, is also very near.
