Unique and convenient

The apartment is in a very good location, walkable to hermann park, close to an HEB, and a super easy (no traffic) drive to school. The lofts do have a slight bit of date to them, but as things wear out maintenance will fix most things day of or the following day with new updated parts. All concrete floors are great with a dog, and it’s reasonably quiet from the neighbors so long as upstairs has a rug. Gym and study area are great and we’ve met some wonderful neighbors in the building. Mostly people working from home, in the med center and grad students here.

Great location, mediocre quality of living

This apartment complex is located super close to everything in downtown Houston - right off of highway 288 and less than 15 minutes to most popular areas of town. However, it has gone through some changes in the recent year. Management has had a big turnover so things like garage doors and elevators get broken for weeks at a time. They recently started renovations so the lobby area should be a lot nicer by Fall 2020, but the units themselves have issues.This may not be an issue in the east/west wing buildings (more condo like units). I personally feel that car safety is pretty good compared to other places nearby, which is a plus. But loud neighbors can really make or break your experience.

Good accessibility to the med center/rice village (8 min drive), montrose (13 min), and anywhere else you want to go! Traffic gets backed up but that's literally everywhere in Houston. Some small crimes occur in higher frequency in this area (break ins or robberies), but not an overwhelming transient population. Close to the museums and Hermann Park.
Neighbors are super friendly, met a lot of them at the dog park and are so kind to help out when needed. All relatively quiet, the occasional noise from things dropped upstairs or next door but over all not bad at all. This building used to be a hospital so it’s built very sturdy.
Easy access to everything - right off the highway but a 15 minute drive to more social spots of Upper Kirby, Montrose, Rice Village, The Heights. Quiet, family and pet friendly. There's a nice park down the street and also blocks away from Hermann Park.
I have never felt unsafe, but some people do. I walk to and from school and have never had any issues with people around here. Even has a trail that I can run on so I love that.
Right next to Hermann park. Also next to Almeda where there is a lot of bad and aggressive drivers.
Don't go for a walk except to and from school, and around the bayou during the daytime. Otherwise it gets sketchy. My roommates and I drive anywhere that isn't school.
