Speer

Youthful Community Full of Beautiful Spaces and Exciting Places
Speer is a young neighborhood located in the heart of Denver, Colorado, just south of Capitol Hill. It is a highly desirable area to live in due to its convenient location, diverse population, and a plethora of amenities.

Most of the residents are educated or continuing their educations at nearby universities just 3 miles away at the University of Denver or the University of Colorado Denver and reside in charming single-family homes and apartment buildings.

The youthful residents attract trendy restaurants to the area, including Bittersweet, a garden-to-table, fine-dining experience; Logan Street Restaurant and Bar, featuring outdoor dining and Mediterranean gastronomy; and the dozens of locations along S Broadway. Not to mention the numerous distilleries, wineries, cocktail, and dive bars throughout the neighborhood.

During a day off, residents can unwind in the surrounding parks like Washington Park and Alamo Placita Park or at landmarks like the Denver Botanic Gardens, the Denver Art Museum, and the Cherry Creek Trail. The Denver Country Club is also very close for golfers and members.

I love this area! I feel extremely safe and being half a mile away from Washington Park has been so convenient for walks with my dog. It's also just 7-8 minutes from campus driving. Across the street, there is also a bus stop.

Our Speer/Cap Hill home offers great access to restaurants, bars, grocery stores, and parks. Our neighbors are the absolute best, and the neighborhood is quiet with low crime.

I've lived in two apartments in Cap Hill: Apartment #1 was 1.5 blocks away from the Capitol, and Apartment #2 is further south, closer to 6th Ave. and Governor's Park. I prefer Apartment #2, it's a little quieter/less busy further away from downtown. I love Capitol Hill - it's walkable, has great restaurants and bars, a handful of grocery stores, and has character and beautiful buildings. I'll admit it's not for everyone, most of the apartments are older with few to no amenities like pools, gyms, etc., and parking can be a challenge. I really love it, though, and plan to remain in Cap Hill as long as I'm renting in Denver.

Fantastic! Quieter and more residential, but multiple restaurants within walking distance. A little longer walk to Broadway, but have done it multiple times on Friday/Saturday nights in good weather!

This is my second year living in Cap Hill. My first apartment was near 12th and Sherman, 1.5 blocks away from the State Capitol; my current apartment is further south at 7th and Pearl, near the Governor's Mansion.

I love living in Cap Hill. It's a beautiful neighborhood with a lot of character, and includes the parks of downtown living without necessarily being in the thick of all the action. There are so many good restaurants and bars, parks, and access to bus lines.

On 12th/Sherman, being very close to 16th street and the Capitol was convenient and exciting, but loud at times, and convenient and reliable parking was incredibly difficult (this didn't affect us because we don't have a car, but it affected our visitors).

I prefer the part of the neighborhood we're in now. It's quieter and has more trees, but is still close to everything. It's also a stunningly beautiful area with so many historical mansions and Cheesman Park nearby.

If you're considering getting an apartment in Cap Hill, always try to tour the apartment itself so that you're not surprised by the quirks of an older building, and at least check out the outside of the building, as each block has its own personality.
