Love the amenities, love the unit, and most everything else. Almost never have a problem with parking. Slightly pricey but definitely worth it. Location is perfect. Construction was a little annoying but it’s mostly done now. Definitely recommend

I really think this place is perfect. 20 minutes from the University (10 without traffic), a safe area near a ton of restaurants, and super peaceful. No issues yet so I haven't yet had any experience with maintenance or management, which might be a good thing, but they all seemed super helpful and kind when I was moving in. Gated area, brand new gym, renovated pool, Sun-Thu trash service, and direct access to Buffalo Bayou for pets or walks/jogs. Price tag is a bit tough for a student, but I couldn't recommend it enough.

Great amenities such as gym, study area, lounge space, and spacious apartment with balcony and view. Also feel very safe, and 30 minute walking distance to McNair, and with buses nearby.

The apartment complex is relative modern with brand new appliances, in-unit washer and dryer, balcony, and central air. Other amenities include a pool, business center, wine hosting area, hidden speak easy, and game room. The surrounding area contains great bars and museums.

All good, except some issues with gates breaking.

I lived here for two years, and I strongly recommend avoiding this place.

The flats building lacks an elevator, leaving only a narrow staircase, making moving furniture difficult. The stairwell often smells like dog urine, and there is a noticeable sewage odor on the first floor. The place has gone downhill significantly and everyone there is aware.

The pools are wildly out of control, the staff is unprofessional and petty, and there is dog waste everywhere (including INSIDE the mail room). You can judge their professionalism yourself with their responses.

Mail delivery has also been a significant issue. After my wallet was stolen here, I had sensitive replacement cards sent, but the mail carrier left my mailbox open, exposing my personal information. Despite raising the issue with management, they claimed mail problems were beyond their control and were completely unsupportive, petty, and passive aggressive.

The complex also has ongoing pest issues. Despite paying monthly for extermination services, my apartment has never been treated, even after submitting multiple service requests. The roach problem, likely tied to the sewage issues, is severe.

Finally, upon moving out, I was charged $1,000 for damages that are complete BS. This was likely retaliation for me escalating the mail issues, and these charges are in bad faith.

There are many better options in the area at the same price point, avoid this dump!

My experience here has been great. Aside from the normal annoyances that come with management at these complexes, I have had little issue with this apartment. While pricey for the space offered, the location is unbeatable.

This is my third year living at Modera Flats and my fiancée and we really like it. The location is within walking distance of Hermann Park and not a super far drive from school and from a lot of great parts of Houston!

No complaints. Has everything you need as well as short distance away from grocery store, gas station, food, bank, etc. nothing more than 5 minutes away. Staff is always there to help if you need and so nice! Highly recommended!

I love vantage! It has such nice amenities, the staff is so friendly, there’s always community events going on. They have a food truck come every Wednesday. I like the close proximity to campus (don’t have to take the highway to school and it takes about 10-15 minutes). I feel very safe here as well.

Wonderful and safe place to live, including the surrounding area. Gated community and very friendly and helpful management. Multiple amenities that are useful to a college/graduate student such as a business area where you can have quiet studying. Apartments are spacious enough for one person and come with everything such as appliances and washer and dryer. Highly recommend this apartment complex!

Very safe and nice apartment.

I am really happy with modera flats so far. The location is close to campus and you can even take the bus if you don’t want to pay for a parking pass. You’re within walking distance of Hermann Park which is awesome and the area is really nice with a lot of great restaurants nearby. The complex is well maintained too.

Love the complex but make sure not to get a unit on the same side as the train. It is very loud at night for long periods of time while they are switching cars

Living at Vantage is definitely an experience! It is a pretty upscaled place with a 24/7 concierge desk, beautiful views and the apartments are brand new! The staff here is so great too and made moving in feel so easy and smooth! There really isn't a downside to living here, it's honestly a dream!! 10/10 recommend!
