Its an old building which is fair, its the cheapest in the area but it does the job.

Great, Affordable Option for GW Students

I really like this building! Some of the units are very dark and small but my studio is large with lots of light and tons of closet/storage space. The kitchens are tiny but I've been able to make it work with just myself living here. The management is super responsive, and having someone sitting at the front desk makes the building feel secure. There is also a nice roof area. I don't like not being able to control the AC/heat myself, and it definitely gets hot on the higher floors in the winter, but it's tolerable with windows and fans. The location is super convenient to GW! There is some noise from undergrad buildings and not a ton of food/grocery options nearby but it's workable and I like being close to my classes more than anything.

Great place to live because of how close it is to campus. Can be loud depending on what floor you live on because of the undergraduate students. Has had issues with AC breaking the past two summers.

Good Location if you want to live in Foggy Bottom DC

I've lived here since before coming to GMU Law. This is close to GW and about 15 minutes from GMU Law on the Foggy Bottom Metro. If you want to live in the city, it is a decent place. Price is high but so are most places in DC. Mostly students live in the building. New owners took over recently and quality has improved.

The Empire has a great location, it is a 2 minute walk from the GW Law School. The building is kept very clean. Management is extremely responsive if there are any maintenance issues, no matter what day or time it is. All winter long they have free coffee and hot drinks.

My stay has been uneventful. I did have two amazon packages that Amazon claimed were delivered but I never got notice of. I don't know if they were stolen or never actually delivered, but packages are often left out in the open, especially if the front desk woman is not at the desk.

The Apartment is very close to GWU, several office buildings, the metro, Whole Foods, and the National Mall. This is the best part of the apartment.

I live in a warm and cozy studio, which is perfect for one person. Large walk-in closet, no noise problem. If you prefer to live in a spacious apartment, it's probably not a great choice for you. But I think it's worth the price with respect to the services I receive and the great location.

I have not had any issues with the apartment. It is very close to campus and quiet. The staff is nice but not always there during the hours they are supposed to be. Also, the kitchen only has mini-fridges which is not great. I am staying for an additional year though because it is enough space for now and I am happy with it.

It's just what I need!

Although the kitchen is small, the living room is spacious. After that, I have a curtain that separates the living room from the alcove, which is where my bed is. It allows me to have privacy. The walk in closet is slightly small, as well as a bathroom. However, considering that this is a studio, it makes 100% sense for it to be this size.

Pros:
- Less than 5 minute walk to campus
- Clean building
- Quiet neighbors
- No pests
- Quick maintenance request turn-around
- Lots of laundry machines
- New gym as of 2016
- Rooftop
- Power has never gone out
- Always have hot water

Cons:
- Can only pick up packages M-F 9am-5pm
- Neighborhood lacks nightlife/entertainment
- Gym is very basic
- Washing machine is $2/load; dryer is $1.50/load
- Cannot control temperature. Building either turns on the AC or heat every 6 months. Open a window, get a fan, or get extra blankets if you're uncomfortable. Note, however, that neither the heat nor AC is usually at an extreme temperature. They are pretty good about keeping the building at a moderate temperature.

Nice place but too close to GWU

The apartments in this building are well kept and the floors are pretty quiet. I also really like being able to walk to the blue/orange/silver and red line trains. Also a quick walk to Dupont Circle and Georgetown!

My only qualm is that there is a GWU freshman dorm across the street along with a cafe that is open until 3:00am Friday and Saturday. Technically the street is a 'quiet zone' but that rule is not enforced whatsoever so it can get rather loud outside on the weekends.

The Courts of Madison offers spacious floor plans for much less than you would pay inside the District. A little far from the metro station, but if you don't like walking there is a bus stop right outside. Modern appliances, large bedrooms, and free parking are all a plus.
