Review: Olympus at Ross

I have lived here for 2 years and have found it good enough to meet my needs.

Negatives: The gates and some elevators are often broken, sometimes the pool is not cleaned frequently enough and staff rotates fairly frequently. Living on the 5th floor, I never heard my neighbors, though Ross Ave was loud and shook my apartment when trucks went by. Now, facing a different road on a lower floor, I am not bothered by outside noise but can hear and sometimes feel my neighbors.

Positives: Maintenance is great and responds quickly to problems. Staff generally works with you to lower rent if something breaks or offer a temporary solution. They are friendly and I have never had an issue with them. I LOVE going to the workout classes. Shared spaces are always clean and they recently put in new furniture. I have never had any major issues other than broken A/C, but that was resolved to my satisfaction, so it's not a complaint. Overall, I would recommend my apartment complex.

TIP: Many of the mid-rises around Dallas are built by the same company and feature very similar interiors. This was the cheapest I found in the area with the best amenities.

Unorganized front desk staff

They are really bad at keeping records and communicating with tenants. Once had my car towed because they never told me I needed a sticker on my car. My email mysteriously dropped off of the group emails and I was expected to see a flier in the hallway. They ended up reimbursing me after days of arguing with them.

Inconvenient

The web portal to pay rent is unreliable. I have gone to pay rent and ended up scrambling around to find checks at the last minute and somewhere to put it so they received it. Front desk people knew very VERY little about customer service and dont keep good records.

Great Complex in an Up and Coming Area

I think this complex will eventually be a great place to live, but right now the area is pretty underdeveloped. That being said, the apartments are located in the middle of Deep Ellum, Uptown and Lower Greenville (it takes less than 5 minutes) The management of the complex is very nice and are constantly looking for ways to improve residents living experience. All this month they are giving us blow outs and hair cuts for free.

Quiet, but needs to be more social

I love the amenities at Olympus at Ross. We were concerned about crime because a lot of units were broken in to. They finally added locks on all doors, but anyone can get in an elevator! Social events are scheduled at the worst times when no one is home, probably to save costs.

Can't say much

Due to a provision of the lease limiting my speech, I cannot provide a detailed review. All I can really say is that we will not be renewing our lease and I would not recommend the building to friends. Olympus has been unable to meet our expectations and provide the level of quality and service that is commensurate with comparable properties of this size and price. When given an opportunity to correct deficiencies in our experience, Olympus was unable to provide a satisfactory resolution.

Good apartment, not so good management.

Every time my roommate or myself has an an issue or question, the management has not been very helpful. Since new management has taken over, the lawns and communal areas are not being cared for. The dog run can be nice if you use it, but it often smells and also makes the garage smell. The apartments are nice with stainless steel appliances and an amazing master bathroom, but the frustrations with the upkeep are hard to ignore.

The area is becoming gentrified, so some areas feel unsafe while others feel very walkable. There is an upcoming bar scene along Ross. I love that I am close to everything -- Fair Park, Deep Ellum, Downtown, Uptown, White Rock Lake, SMU, etc. I am close to Kroger, Target, Sprouts and Whole Foods. There are TONS of restaurant and nightlife options. I would not recommend using scooters in the streets and to be wary riding a bike. There are few bike lanes and sidewalks end randomly. There are many gyms, libraries and things to do nearby including a few parks and simple trails.
Amazing location. Quick access to 75 and into heart of downtown. Takes only 5 minutes to get to Lemmon Ave, Greenville Ave and Skillman Ave. Area surrounding the property is either residential neighborhood or sketchy gas stations. Shady characters have been spotted on the property peeking in the gymnasium windows. But overall, safe comparable to anything further south.
Apartments in Old East Dallas are close enough to Uptown and Knox Henderson that you get the city vibe without the city prices. Check out Jimmy's Food Store - an Italian grocery store with THE BEST sandwiches and cannolis!
The neighborhood is mid-gentrification. There are areas that have been completely gentrified and areas that have yet to be touched. It is definitely a diverse area with a lot of cool restaurants.
The neighborhood is definitely a fun place to be as a social young person in Dallas - the proximity in the city and popular bars and restaurants can't really be beat
The neighborhood is up and coming so there are a lot of good restaurants popping up in the immediate area. Lots of young professionals live in this area.
The neighborhood is fantastic. The closer you get towards 75 or Fitzhugh is not the best. Camden Henderson is situated in a cozy area.
It's undergoing a transformation; starting to get bars and restaurants. Lots of walkable parks to get to.
