Great luxury apartment across from the law school

I love living at Domus. It's close to school but unfortunately far from the action of center city and the rest of Philadelphia. It's perfect for a pet owner- it's a $30 monthly fee. However, because it's pet-friendly, you'll be dealing with everyone else's noisy dogs too. It's a beautiful building with great amenities including a pool and movie theater, but might not be worth the rent premium. Management knows there are no other luxury apartment buildings so close to Penn and Drexel so they really do charge a premium, and raise the rent a LOT each year. You can definitely find cheaper rent elsewhere, but nothing this spacious, high-end, and comfortable in University City. If you have a car, there's no better choice because the garage is attached.

Great place for families, but far from Center City fun!

The building and the apartments are great (new, well maintained, clean, comfortable, quiet, spacious and with high-quality stainless-steel appliances, etc). You are within a 10-min walk from Wharton, which is great. No taxi, bus, trolley or subway rides. The only downside about location is that you will be far from where most students live: Center City. Most of residents here are Drexel's and UPenn's undergrads. If you feel like partying everyday, this is not the right place for you. Unless you don't mind walking or taking a cab to attend social events.University City is improving but it is far from Center City in the number of options (and quality) of restaurants within walking distance. The building has a parking garage attached, and you can park your car for an additional fee (currently $150/mo).The building has a seasonal pool and grilling areas, which open on Memorial Day and close on Labor Day (I believe they should be open for a longer time throughout the year).Although windows prevent noises from the streets, I live in an apartment whose windows are close to the loading dock, where the trash chute is located. Twice or 3 times a week, the garbage truck wakes me up. Avoid apartments on this section of the building.Management and maintenance are responsive, but they are not a little flexible when renewing your rental agreement. Keep in mind that the property owner, UDR is a $8bn company and will not be willing to negotiate while demand for the building remains high.

Perfect location and great amenities

Quiet place, perfect location, great amenities, nice and helpful front office, good maintenance support 24/7.
Some members of the leasing office can be difficult to deal with, however.

Definitely, the best place for Wharton families in Philly, especially those with kids. REAL luxury apartments. Awesome amenities.

Domus is a new, high-end apartment building in the University City district. Pros: (i) The building: New and impressively well-managed and well-maintained. (ii) The amenities: It features a seasonal swimming pool, a poolside grilling area with 2 char-broil grills, study rooms, a card room, a decent gym, a conference center with wi-fi internet and printer, a pool table and a theater room. For those who think about having a car, it offers on-site parking for an additional fee (~US$150/month), which is usually lower than those charged in Center City. (iii) The apartments: 10’ ceiling, clean, plenty of sun light, hardwood floor in the living/dining room and carpet in the bedroom(s), travertine tile in the bathroom(s), stainless steel appliances and washer/dryer in each unit. (iv) Staff: Management and concierge are friendly and helpful. There is an on-site 24/7 maintenance team. Maintenance is quick and effective. Services are requested on-line. (v) Location: Close to Wharton. How close? Less than 10 minutes walking to Huntsman Hall. (vi) Kids, families and pet friendly. Cons: (i) Location: Far from Center City. The great majority of the MBA students lives in Center City. You may find yourself a little far from the social events, since most (if not all) of them are held there. How far is it from Center City? 25 minutes walking, or 10 minutes driving, or a US$1.80 bus/subway/trolley fare or a US$8 taxi ride. (ii) Price: It is priced as high as the best places in Center City. (iii) Flexibility: Start date and lease term are not flexible. Plan in advance and try to avoid starting your lease much earlier than your arrival to Philly. (iv) Utility bills: Everything is electric (stove, oven, A/C, heater, shower, etc.). Electricity bills may become expensive, especially during the winter months.

Wharton students happy in University City

Domus is a great option for Wharton students. It's impeccably maintained, has a very decent gym and is close to school. It's on the expensive side, especially for University City, but it was worth it for my wife and I. It's a huge advantage to be close to school, where you really meet with your classmates most times and Center City is close enough to go out as many times a week as you want.

Amazing amenities 5 minutes away from the business building: 2 movie theaters, open pool with waterfall, 2 barbecue areas, 2 fireplaces at the open terrace, poker room, study rooms, pool table, GYM, free internet, room service, Starbucks cafe at the ground level. The best on campus option for Wharton MBAs

It's close, modern and has very agreeable amenities. The big drawback is how large the building is, it takes me 5 minutes to get from my apartment door to the street. It's also expensive, however the location and state of the facilities is worth it, especially for couples or families.

Domus is right by campus and great for families and pets

It is a great community and property, top-notch facilities. It is incredibly close to campus - a 10 min walk, very pet and child-friendly. However, it is removed from Center City so not the best location if one is considering living in Center City.

Close enough to campus to walk, but far enough away that you don't feel surrounded by just students. Clark Park is lovely, there's something for everybody - farmers market on Saturdays, regular flea markets, off-leash area for dogs, playground, etc. Several coffee shops within 2 blocks and some good places to eat within 5 blocks. Grocery shopping isn't super convenient if you buy a lot at once, but doable if you're just carrying one or two bags. Street parking isn't too bad but gets competitive on the weekends.
I chose the neighborhood for proximity to the school. If I could choose otherwise, I would be over by Rittenhouse or further West around the Clark Park area. It feels a bit commercial in U City (not so charming or friendly). BUT everything you need is here and it is very convenient. The only real downside is an aesthetic one.
Gentrifying area of West Philly, given Penn's presence and expansion into the neighborhood. Easily walkable. Within several blocks of Clark Park, where there are lots of community events and family-friendly activities in addition to walking paths and dog park. Lots of cute shops and restaurants along Baltimore Ave plus great hole-in-the-wall spots if you want to explore a bit more.
I enjoy living in University City. It is perfect if you want to live in a low key area very close to school. Most people in the area are affiliated with Penn, so the community is generally pretty young and active. You are in walking distance from everything you might need. You do not need a car to get around. Even if you plan on spending a good deal of time in Center City, you can get there easily by rail or by Uber. I wouldn't have chosen to live anywhere else during 1L.
I have developed a sincere appreciation for the lifestyle and restaurants in University City over the last few months. UC is excellent for student budgets: for about $12 per person you get an entire feast at The Greek Lady, a giant cold-banishing soup at the Ramen Bar, or a 15-vegetable salad at Axis Pizza. There's a full grocery store (Fresh Grocer), several nice coffeehouses, and did I mention the 3 block walk to class? In terms of safety it's about the same as Rittenhouse or Center City.
Pros:
- Close to campus (~20 min walk, ~8 min trolley ride)
- Generally safe because University City in general has been highly gentrified.
- Charming and diverse community
- CLARK PARK! (and the Farmers' Market!!!)

Cons:
- No nearby grocery stores (except Fresh Grocer which is gross)
- Can be sketchy after dark
It's hard to pinpoint exactly where University City is right now as a neighborhood, because it's changing so rapidly. It's gone from one of the most dangerous campuses in the country ~5 years ago to incredibly safe. With the new FMC Tower going up at 30th/Walnut, it's hard to say exactly what this area will be like next year... but it's only getting better. It's a nice way to avoid Rittenhouse prices while still being only a stone's throw away from Rittenhouse (and yet at the same time not sacrifice on proximity to campus).
I am right by Clark park which is on the border or UC and West Philly. It is much quieter and more residential. The food scene is incredible with lots of smaller, family-owned restaurants serving food from many different cultures. There have been no major crime issues as well.
