STAY AWAY

Elevators don't work consistently, there has been multiple days during my time here where there has been no elevator service AT ALL and this is 10 floor building. Really bad package theft with no locked package delivery system. Lots of roach problems, an array or plumbing and water issues in this building. IVY Management team is highly unprofessional and will NOT respond to issues, do your research before renting in Hyde Park! STAY AWAY FROM IVY!

5110 S. Kenwood

I have a great unit that has been renovated, but the building is old. I'm in between Target and Whole Foods, which is convenient, and the 172 is across the street. The property management company has problems. They have yet to put camera in our lobby to address packages being stolen. I also had problems getting my bedroom wall repaired, but this was a large problem affecting all of the units. Overall, I'm happy with the unit given the price, and it is great for my pet and there's lots of room.

1L in North Hyde Park

The apartment is good for the budget-conscious who want to have a parking lot. I was able to reserve a spot in this apartment as early as April, so that's also a plus. The paint job on inside was really unprofessional, but all the appliances worked, so that was good enough for me. Packages will go missing, but the easy remedy is the Amazon locker, UPS point in the Kimbark Plaza. Right next to the 171 and the Hyde Park Express pickup, so ease of access to the University as well. Good space and wood floors make it easy to clean. I don't have a pet, but most residents do, which suggests its good place for the pet owner. Not recommending a pet for 1L success though.

The best I have found in Hyde Park

I have moved three times during law school; once out of school run graduate housing. This apartment is the best one I have found yet. It's biggest problems is the management team, but there is usually at least one competent person around that can solve issues. This means you may have to call multiple times to get an issue taken care of, but the other management companies I have dealt with (TLC and Gradhousing) usually never solve anything-- especially TLC. I have heard of similar experiences with Mac properties. These apartments were recently refurbished and look good. Great views of the city in north-facing apartments above the 7th floor. Also, it is right behind the 53th Street shopping and restaurant area-- the main hub in Hyde Park.

Grad Student Housing - UChicago

It's cheap in both senses of the word, but allowing pets (for free!!!!) was what was most important for me. Pretty good management, no real problems yet (except mail thieves).

Graduate Student Housing

Unsafe apartment building with multiple break-ins, thefts, and a mugging in the lobby. Management was unresponsive for months. Ultimately they promised to post security and install a camera. However, they did neither of these things.

I prioritized living close to the law school in an area with restaurants, coffee shops, and grocery stores. 5252 offered all these things. I can also easily walk my dogs to the lake from my building.
Comfortable and walkable, decent selection of amenities (restaurants, grocery stores, etc.) and close to the lakefront. Not much nightlife
Hyde Park is a fantastic place to live. My girlfriend and I see ourselves staying there for a long time.
Great neighborhood close to the school. Many students live here, which is good for social events.
Hyde Park is a pretty place, very lowkey though. Not much going on (few bars & restaurants). A bit far from other happening neighborhoods in Chicago. There are crime issues (cars broken in, muggings) but not horrible--just have to be vigilant about avoiding risky situations.
Hyde Park is quiet and feels a bit more like a neighborhood, but it is easy to get downtown via the CTA buses or the Metra Electric. The neighborhood itself has some nice cafes and things, but there is less to do outside the school
Hyde Park is the BEST. It's beautiful, active community of people who just really care about the neighborhood. I feel safer living in Hyde Park than any other neighborhood I've lived in Chicago (Lakeview, Logan, Wicker) because the people who live in HP have done so deliberately; they came here either due to the University or simply a desire to live here, which means people say hi on the street, strike up conversations in grocery lines, remember you when you see them at brunch, etc. That being said, I wouldn't recommend it for people who want to be in the middle of the action (the Loop). I chose HP because I have no patience for the bustle....and because it's way cheaper. My apartment would rent for twice as much if it were near MPP.
I don't get why people dislike Hyde Park so much. Although, to be fair, I do not go out much and when I do, I have a car. But, I really like being able to walk to school everyday rather than have to commute. Plenty of grocery options, especially now that trader joe's is open. Decent number of restaurants around and they're good; nothing spectacular. As for safety, be aware and don't walk by yourself at 2am; use common sense and you'll be fine.
