Great building and views; building management can be annoying
The building and amenities are excellent. Two things are very annoying about the place: 1. Blinds in each room, which have floor to ceiling windows; it would have been very nice if 2116 put the higher quality roll things in each room. I think the premium price point of the building should have justified higher quality blinds in each room. 2040 Market, which is cheaper than 2116 actually has these. 2. The building management can be unreasonably strict about building rules, such as "only 3-4 guests per resident" and rules for the amenity floor. It is very much appreciated when we aren't hassled about having more than 4 guests. Overall, it is a great building. Best comparable is 2040 Market, which has nicer rooms, but fewer and lower quality amenities (gym, dog track, party room, etc).

Great building and location, but terrible management and expensive
A lot of Wharton people live here which can be a pro/con depending on what people prefer
Pros:
-Great brand new building. The studios have a full-sized kitchen, walk-in closets, and a large bathroom
-Perfect location compared to most of the other Center City options. Close to Rittenhouse, 2401 Walnut, and campus
-Nice gym with new equipment
-Business center with conference rooms and free printing
Cons:
-More expensive than other studios
-Building manager is a pain to deal with. She isn't very accommodating to any requests. She is super strict about using the amenities (wants residents to pay/hour if they are bringing guests and want to reserve the space. There is a ridiculous 3/guests per resident policy for amenities without reservation.

Excellent facilities
The apartments are brand new. The facility is great. There's a terrace as well as a common area on the fifth floor. The business center on the 5th floor also have conference rooms so that's awesome for studying or group meetings. There's a grill on the terrace and it's so big that you can always grill even if others are grilling. The gym is brand new and big so that's great. Management is also very quick to respond to any problems you have in the apartment - lights, water, anything. The only downside is the building manager is slightly hard to deal with sometimes.

Excellent but expensive place
Positives: Brand new building at a convenient location close to Rittenhouse square and is much closer to the school than other buildings. It's just next door to the Armory (the MBA pub). Facilities: gym, open terrace on the fifth floor with jacuzzi and BBQ equipment, function room, theater, cozy quiet place with a fireplace, bike parking, car park, doorman. Full-height windows and great views on Philly Central City (if your apt windows face East). Trolley and bus stops for commuting to schools are very close. Close to Trader Joe's supermarket and there is a small store, pizzeria and a couple of restaurants in the same block. 2116 is Pet-friendly and smoking is prohibited ANYWHERE in the building including your apartment, which is super cool! Very responsive property manager and maintenance team. Negatives: The apartment heating system is not that great though. On cold nights, it's quite chilly in the apartment even when the heater is working.

Good building, building manager is very inflexible and hard to work with.
Pros:
-New building (opened July 2013)
-Great location, near 2401 and Pub. 3-4 blocks walk from most social events in Center City.
-Great views
-Amenities (decent gym with free weights and 5-6 machines, 3-4 treadmills and 3-4 ellipticals, very good common rooms, roof deck, BBQ grills, hot tub, movie room)
Cons:
-Building manager is extremely inflexible and hard to work with. Most residents in the building hate her. As an example, She will make sure sofa deliveries arriving outside a 2-hour freight elevator reservation window are turned away, even though the delivery companies generally will not promise tighter than a 4-hour window, if that. This happened despite the fact that using the freight elevator for the sofa would take about 2 min. and the freight elevator is not being used. She also regularly reviews the surveillance videos of the commons area to see if rules (e.g. no glass) are being broken. Pretty creepy.
-Carpeted floors
-AC units can be loud but you get used to this

Good new building, with modern apartments and great amenities.
All units have washer dryers, dishwashers and standard kitchen appliances. The location is quite convenient as well. Lastly, there is a huge Wharton community in the building (over 45 first years). Some challenge include somewhat difficult management team and steeper rent.

Great physical building and amenities. Extremely difficult building management makes it a sub-par luxury building overall.
Fantastic physical building. Management extremely difficult to work with which makes the cost of living in a luxury apartment unacceptable. Building management is not flexible on ANYTHING and expects tenants to be flexible on ALL things. There are great amenitiies in this building, but again it is difficult to make full use of them due to management. Additionally, dealing with any moving in, deliveries, repairs is much more difficult than it should be.

Great, brand new building in an excellent location
The location is great as it is only 1-3 blocks from Pub at the Armory, 2401 Walnut, and the square. Plus, I have enjoyed being west of the square since it is a few blocks closer to campus. The building itself has also been great with quite a few amenities, friendly and helpful security guards and maintenance staff, and I like that everything is new. We have also enjoyed our particular unit. It has a great view, a pretty open layout, and multiple closets. The only drawback is that the bedroom is pretty small, but that has not really been an issue.

Everything is clean and nice, but management leaves something to be desired.
New building close to 2401 and the Armory. Good location for getting to school as well as to social events/center city.

Fitler Square Reviews
That being said I did notice that most students lived on the side of the school!
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
