Ehhh it is what it is

Overall, I am happy with the apartments here - I really appreciate the fact that they have grass here. Coming to Arizona from Iowa, grass was a requirement for us. I did have one bad experience with maintenance team where it took them a long time to come and fix a leak in our refrigerator - but you will get that anywhere you go, and that has been the only bad experience. There are two swimming pools here if that is your thing - the apartments have covered parking and grilling stations all around the property. ATSU is only about a 5 minute walk away. The apartments are also right on Baseline Rd - so there are lots of grocery/shopping/restaurant options in close proximity. Lastly - this is by far the most popular property where ATSU students tend to live, so you will definitely have classmates all around you - I have two of my SOMA classmates just across the hall from me.

The place is as close as you can get to campus. That is a plus, but the only plus. The management is horrible and you're paying way too much for the area/amenities provided. The pool is small, and the "fitness" room is no better than doing pushups/sit-ups in your own home. The apartment itself gets the job done and is mostly functional. Like I said, if it weren't for me being lazy and wanting to live THAT close to school, I would have considered driving an extra 5 minutes to some place 10 times better. They exist, treat yoself.

When we moved in, maintenance had not finished doing repairs. They left building materials and never came to pick them up. A new maintenance guy admitted to me that he sees people moving into apartments in bad shape all the time because they didn't have enough staff to fix everything. Our air conditioner didn't work well and depending on the maintenance guy who came, we were told different information and it never got fixed. Once maintenance closed all the doors inside the apartment so our cat was stuck and peed on our bed, ruining the mattress. There were cockroaches in the apartment somewhat frequently. The worst part was the mosquitoes - we probably had 2-3 mosquitoes get in the apartment every day and it drove us insane. There was always standing water in the parking lot that they never fixed. They make you pay for cable even if you don't use it. The apartment always felt dark during the day (it was on the 1st floor), especially in the kitchen where there weren't any windows. While it was a convenient location, I would not live there again and there are several other nicer apartment complexes close to school.

Colonial Grand is a touch pricier than other popular apartments near ATSU's campus. I would, however live there again given the option. The apartments are well kept and the walls are pretty soundproof - I don't have any issues with noise from neighbors. The complex is also pretty safe and close to several grocery stores and restaurants. The biggest perk for me is how close it is to campus. Being less than five minutes from campus on days when I need to be there early or stay late is definitely worth the price for me!

The property is very nice and well maintained. There are many grassy areas as well as 2 nice pools on the property. The buildings are a bit older, but are well maintained. The BEST part is that it is a 2 min drive to campus!

Friendly and responsive management. The maintenance guys are super great and were able to resolve my issues. Very spacious and close to campus, grocery stores, restaurants, parks. There are two dog parks in the apartment complex and my only complaint about that is that some owners don't pick up after their pets. Generally a quiet neighborhood. I like everything about the apartment except the fact that the facet water can be kind of funky sometimes.

The rent is too expensive for what it is worth. Go to AVIVA apartments. Pretty much the same price, but with much better facilities, infrastructure, etc.
