Large apt at fair price

The apartment is large and the rent seems fair for Evanston. Parking included in a secured garage is a nice plus. Building and apt fixtures and appliances are a bit dated. There is a gym and indoor pool but they are small. Friendly neighbors and building staff

Spacious condos but lacking in some amenities

Our unit is great in that it has a lot of space and great natural light. The price per square footage is a pretty good deal in Evanston. I also love the location because it's close to things in downtown Evanston and also a close enough walk to The Global Hub. My only complaint is that the gym is pretty sad and there are no communal rooms or communal amenities like grills.

Great value, units vary

We (student + JV) love our unit in Optima Views. It's large and great for hosting.

There are a fair amount of Kellogg students in the building, definitely enough to be social, and you are super close to E2. However, you need to be more proactive about being social if you live here.

Gym and pool leave a fair amount to be desired, but they are there.

Be careful, units and landlord experience vary dramatically as this is a condo building!

Great value for money

Great place to stay. Close to the Kellogg social scene but also away from it. Gives a great balance and you can have those alone nights when you don't want to be at a party. Not as convenient as E2 or Centrum if social is your top priority at Kellogg.

Hard to move in an out; weird covid rules

Couldn't access the garden area during covid. Move-in and move-out times are very limited, only allowed a couple days a week. Charged $100 during moveout for a "Covid Fee" (which was putting a curtain up around the elevator). No real issues with the building, and the nextdoor farmers market was nice.

Great location and price, but few students

The good:
Spacious condos. Some of the units are a tad bit dated, just depends on the condo owner you're renting from, but no major issues overall.
Price. Super affordable compared to where 75% of the student population is living (i.e. E2, Centrum).
Location. You're right next to E2 and next to the Davis CTA and metra stops. One of the closest buildings to all the downtown Evanston stuff, grocery, etc.

Not so good:
Very few amenities here. There is an outdoor space but it's generally been closed during covid. There is a gym but limited equipment, strict capacity rules etc. The building has many older residents so they're super conversative about this type of stuff.
Few students. Quiet building.

OV

Great value, rent is much lower than neighboring apartments while still very close to friends at E2, Centrum, etc. Much of your experience will depend on your individual landlord. Building management is just ok, but I don't interact with them a lot and the building is mostly well maintained. Not much of a social scene, but I don't mind as the other buildings are so close. Walls between units are thiccc, I never hear the neighbors.

Quiet Building - Good Location, Great Value

Great value! We have a very spacious one bedroom apartment. Layout is a little odd, but we love the storage space, especially the large walk-in closet and additional storage unit. Each unit is individually owned so it can be hit or miss when dealing with the property owners. Overall building management is just ok. There has been a ton good amount of turnover and it can sometimes be hard to reach the Property Manager.

The location is great as well! It's right next to the Davis Street L stop and Metra stop and a just a few blocks from the heart of downtown Evanston.

Downtown Evanston Reviews

Lots of apartments and family homes in the area. I always see someone riding their bike or walking throughout the day. It's a block from the police station, and only 2-3 blocks to downtown. Close to intercampus shuttle, 201 bus stop (3 blocks), and Dempster purple line (1.5 blocks). Nice area to live, quiet at night.
Downtown Evanston is a great place to live if you're a NU student. It's super easy to get to campus via either walking or the bus, and has convenient groceries within walking distance. The food scene is not the best, but good enough.
Evanston is the epitome of a college town, everything you need and most of what you want is within a 10 minute walk.
I really enjoy living in downtown Evanston. Everything that I need is within walking distance, and it is a 10-15 minute walk to my classes.
Safe, walkable area, even late at night depending on the streets you take. Great for convenience in terms of getting to campus, no car needed, access to many public transit options. You lose out in terms of cheap food options and fun nightlife - there are only a couple of bars open after 9PM on the weekends and for cheap food you're stuck with Chipotle or at best Tomate. But the lake and beach are within walking distance and you live close to other NU students making it well worth it for me.
Evanston really is a nice town. There's loads of food, both chains and otherwise, and a number of shops and things if you don't mind moving around a little. Driving in the greater Evanston area is not a lot of fun, I will say. I get the sense that the city doesn't much like the University and its constituents, and that the students don't always respect the city. It's not a perfect relationship, but it works. I can easily walk or take transit to class on the Evanston campus, and when I have class in Chicago I take transit, which usually takes more than an hour in the morning and close to an hour coming home.
Downtown Evanston is super cute! There are tons of restaurants and a handful of bars so I find that it offers a good bit of variety for the neighborhood size. There are street festivals, a great farmers market, summer concerts in the square and other community events I've enjoyed. Would highly recommend Evanston anyone who wants access to the city but a self-sufficient "urban burb" type neighborhood.
Pros: Great location near key Kellogg hangouts like World of Beer, Nevins, Five and Dime, Prairie Moon, etc. Also convenient to Bennison's Bakery! Great for late nights- can get home in < 5 minutes without ubering. Also near both Metra and L- ideal if you plan to spend some of your time in downtown Chicago.

Cons: Long walk from the Global hub. Closest grocery store is Whole Foods, a bit of a hike to TJ's and Jewel.
