Kensington apartment building in the Museum District.

I have been living in my apartment for around 3 months. I really like it. I would recommend this apartment building if you are nervous about living in the city but want to live somewhere centrally located.

I live by myself and I pay around $30 a month for water and $40 a month for electricity. They were having a special and I got one month of free rent when I signed a 13 month lease. Keep an eye out for rent specials.

If you decide to get an apartment in this building, you should ask around to see if you can find someone else who lives in the building because they sometimes have a referral bonus for residents. I have a friend who lives in the building and she got $500 (that we split 50/50 :) when I told the leasing agent that she referred the building to me.

Info about the building:

-This is a large apartment building in the Museum district. Most Richmond apartments in this area are around 4 floors (6-15 units). This is a more typical apartment building that is 7 stories and a lot of units.

-The building is pet friendly but I do not own a pet.

-You can pay to park in the parking lot, but I have never had any trouble parking on the street.

-There are coin operated laundry machines but I have never used them so I can't tell you what they are like.

-The building has elevators

Things I like:

-Quiet. The walls seem very thick and I have not heard much noise from the people around me.

-Safety. I am a generally nervous/cautious person and the building and area seem relatively safe. I do not feel nervous walking outside at night. My apartment door seems pretty thick compared to my previous Richmond apartment.

-Location. This building is right next to the Virginia Museum of Fine Art. Before Covid, the VMFA used to have a very popular happy hour special that lots of students attended. If the happy hour was still going on, I would definitely be going to it. There is also a lot of stuff within walking distance. Belmont pizza is a really nice pizza place one block away. It's a really nice Richmond neighborhood area with a few small stores around.

-Rooftop seating. There is a rooftop seating area which has a couple of tables and chairs and a really nice view of Richmond.

-Gym. I have used the gym a couple of times and it is pretty nice.

-Maintenance. I have had to put in two work orders and both of them were solved quickly.

-View. I live on the top floor and the view is pretty nice. My apartment is also well lit and has a lot of windows.

-I also like the room layout and size.

Things I don't like:

-The doors to the building have a key fob entrance, but a lot of times the doors don't properly latch so it would be easy for someone without a key fob to get into the building.

- Package drop off is anarchy. There is a small mailbox for letters and a closet where packages are supposed to go, but the delivery people just drop off packages everywhere. Sometimes they are by the front door, sometimes they are by the back door, sometimes they are in front of the mailboxes. If you order something important make sure to keep an eye out for it.

-The heating/cooling unit is really loud. In my apartment it is in a closet next to my bedroom and it makes a super loud kachunk noise every time it turns on. I turn it off at night so it doesn't wake me up.

-The bedroom closet is small.

Great Neighborhood

I love living at Kensington Court! My apartment is quiet and feels safe, and it is amazing living in the Museum District. I am close to school (15 min) but I feel like I am getting to know the city. Walking and running around the area is the perfect study break, and it's amazing to be right across the street from the VMFA. I would say my rent is about on par with what it (usually) costs to live alone in Richmond.

Law Student

Better than average but still not great apartment. Very safe and close to a lot of fun stuff to do! I love being able to study and drink and hang out all on the roof.

However it is very poorly insulated so the electric bill in the summer was crazy high. The washer and dryer on my floor are often broken and the others sometimes leave weird marks on my clothes!

Maintenance here is amazing. Ray and Kevin are both so so sweet and great at their jobs. They are a big part of the reason we stayed after a year.

Great place to live!

Kensington Court is a great place to live for students who are unfamiliar with Richmond. Many of the larger, private residences that are available for rent do not post online and rent quickly. Although you can find something larger for your money, Kensington Court is still a great place to live. The staff are courteous and responsive. I have needed maintenance done on both the AC and heat; and the maintenance crew was at the apartment the same day to fix the problems. There is a gym on site that is convenient. The building is in a great, safe location. I am able to walk to many bars and restaurants.

Great Place

This building has great amenities, like a rooftop deck, gym, and gated courtyard. The building is very secure and located on the same block as 4 bars, a few restaurants, and a few shops. The drive to UR takes 12 minutes. The walls are thick, I have never heard my neighbors. Maintenance requests are handled promptly.

Kensington court

I love my apartment! A lot of natural light, a parking lot, and walking distance to Carytown and Scott’s Addition. It’s about 10-15 minutes to school and the neighborhood is very quiet.

Love Kensington Court

Great staff, responsive management, safe building, and awesome neighborhood. It's a fantastic community that really feels like home. The Museum District is also an awesome place to live! It's an easy drive to West Creek, and not as busy or congested as the Fan. Street parking is pretty easy to find and it's an easy walk to Carytown and lots of restaurants.

Awesome place to live

I was moving from out of town and didn't know a lot about Richmond when making my decision. I wanted to move to a safe building, in a good neighborhood and Kensington Court checked all of the boxes. The Museum District is an awesome place for young people to live! It is close to the Fan with lots of fun restaurants and places to go out. Definitely the place to be to meet young people.

Kensington Court Apartments

I think that this complex is one of the best kept secrets for young professionals living in the Fan. It's the only large complex in the area, and it provides a comfortable, quiet living experience. However, there is plenty to do in the surrounding blocks, from the VMFA, restaurants, bars, etc.
