Convenient and cute location, clean, somewhat noisy

PROS
The apartment was clean when I moved-in and I haven't had problems with pests; maintenance has been responsive so far; the laundry room in the basement includes a bike rack; the laundry machines operate from an app that can tell you which machines are open, how much time is left on your machine, and you can load funds through the app, which is convenient; delivery persons have been good so far about leaving packages and mail inside the building's locked entryway; all utilities, except Internet, are included in the rent (overall, the monthly rent seems fairly low for the amenities, but it may be too high when looking at the price per square foot); the apartment doesn't have AC, but property management will install an AC unit during the warmer months; the building and neighborhood are pet-friendly
CONS
The building has a radiator system with the temperature sensors randomly distributed around the building and in different units; no tenant can control the temperature of the heat and the radiator can make the unit uncomfortably warm when the radiators operate during the colder months. However, maintenance said they're considering upgrading the building's heating system, so this may improve.
Viewing and learning about the apartment virtually was a slight hassle because the property management company uses a 3rd party realty group to coordinate with prospective tenants; the property management company will only talk to prospective tenants if you apply, which requires a fee. If the 3rd party realty group becomes slow to respond before you agree to apply, it can be a bit frustrating to get answers.
The property management company also seems to make you sign more documents than you really need to: addenda for amenities the apartment doesn't have and 3 versions of the lease agreement, two of which seemed unnecessary. One version was for an apartment, which made sense, but they made me sign one for a single family home in Illinois, and another version for a single family home, but in Cook County. Since the unit isn't in a single family home, I shouldn't have needed to sign the last two leases, especially since the legal terms don't fully align with the apartment version and they added 15 pages to my 75-page contract--it just makes it a lot of legalese to go through if something goes wrong
