Unsafe, old, malfunction, smelly, dirty
The security of the apartment is low. Feeling unsafe staying in this apartment. No concierge so be aware that parcels can be easily stolen.
Most of appliances were broken or filthy when I moved in. For example, there was mold in the dishwasher.
The property is outdated. The elevators also. They always broken and cannot effectively used.
I smell smoke/marijuana smell. I talked to the manager and they said they cannot do anything because they have to give notice 48 hrs before inspecting apartments to see who smoke. So, nothing they can do to improve the situation.
The wall is too thin. You can even hear what the next room says or even when the next room urinate and flush the toilet.
There were rats in heater pipe because I heard rats sound. The manager said ask why I believe that there were rats in the heater because I did not see it.
The basement where the washing machines are located on is like a dungeon/storeroom. It is extremely dirty.
No other facilities. Need to consider utilities cost and internet costs which are not covered in the rental.

This apartment is about average.
Pros - right on bus routes for the 2, 15, and 172; has a fenced in backyard; maintenance is responsive; quiet
Cons - walls are brick and so cell phone service can be poor and it's really hard to put anything on the walls; I've had a lot of issues with internet access (although I don't know how much of that has to do with the building or with the service provider); limited closet space; temperature is often too hot in the winter

I personally loved living close to campus, for access both to Harper Center and to the broader UChicago campus. I feel much more integrated with the rest of the university as a result of proximity and availability.
In short, there's enough going on in Hyde Park not to feel isolated, but it's far enough away from the city not to feel suffocated.
