It used to be better

I have lived in this community for over four years and I keep renewing because of its proximity to my job. Unfortunately, this will be my last year here. Things have taken a turn for the worse over the past few months as there was a change in management.

Since the change in management, it’s almost impossible to get in touch with the leasing office. The phones are never answered and it will take at least a month for someone to get back to you via email. I reached out to corporate to speak about my concerns with Marinee, the area VP, but she never got back to me. After speaking to other residents, it seems like it’s a pattern.

This community is comprised of 3 buildings. Building A is the biggest and houses all the amenities. Building B & C are smaller. This review is only about Building C and the surrounding area.

Overall, the area is ok. The community is right off the Dolphin Expressway (I-395) and very close to the Health District. The bordering neighborhoods are Overtown, Allapattah and Little Havana. There is a Winn-Dixie right across the street. Because of all the expressways and overpasses, you will find many displaced and destitute individuals in the area. These people will wonder into the community, specifically the garages. You will find them sleeping in the green areas and in the garages. Since there isn’t any security in the community, it is up to the residents to report this to management or just call the police. The maintenance team does a good job and in a timely manner when a resident opens a ticket. The apartments are extremely nice. Since the community isn’t very old, the finishes are very modern. I was able to overlook all the issues before because I really love and enjoy my little apartment.

Now onto Building C. The lobby entrance from the garage is extremely dirty. It has not been pressure washed in a really long time. The hallway carpets on every floor are disgusting. You can see all the stains even though the carpets are a dark color. There is a call box to enter the building, however, it doesn’t work. You can’t dial any of the residents. Every time you have a visitor or any type of delivery, you have to go downstairs and get them as there is no way to let them into the building. There is a loud alarm in the lobby which has not stopped beeping since I have lived in the community, which is over 4 years now. I don’t understand why they can’t turn it off. And very recently, a resident’s car was stolen from the garage.

The building only has one elevator which occasionally would be out of order, but it’s gotten worse . The elevator was broken for 20 days in August 2023 and we are now going on 4 days in September 2023, with no end in sight. Residents who have complained about this situation were promised gift cards but management has not delivered. Everyone should get something, not just those who have complained. Management should actually give everyone who lives in the building a credit on their rent. Because the elevator is not working, the cleaning and maintenance staff can’t do their jobs as they are not going to carry their cleaning and maintenance carts up and down the stairs.

The community used to be so much better than it is now and it’s sad to see how fast it’s declining.
