The Preston

Parking is cheaper than in the city, good amount of space, and close to the highway.

Relatively easy parking situation. Room size is good (about 13 x 15). Dryers could be better.

Living at the Preston has been a great experience. The Preston is one of the pricier apartments in the East Falls area, but it is definitely worth the peace & quiet & proximity to DUCOM's Queen Lane Campus. Management is small & easy to get a hold of. There is 24/7 security next door at Work Falls. There is also a parking garage across the street, which is great, especially in the winter months. I live on the first floor and have not had any issues with rodents or bugs. The AC/heater and water work well in my unit without any problems. Even if I did have any problems, the maintenance team at The Preston works very hard and would no doubt help take care of them. This is probably the best apartment for DUCOM students in the East Falls area.

Overall great apartments. I can occasionally hear other neighbors but its never been a big issue. Management is decent, and maintenance always comes right away. It is super close to school which is great.

I've had good (but few) experiences with management. The maintenance team is responsive and kind. I've had very few problems though I know other residents have had some noise/construction issues that were not handled well by management.
The building itself is old but recently renovated so the units are bright, modern, and comfortable. A 1 bed is a bit tight for 2 people with desks but we've made it work and are happy to save $. Being able to control our thermostat year round is a huge plus.
Electricity bills are variable. You do have to pay for your own wifi. There is ample parking but the lot gets chaotic at certain times of day when the school attached to the building gets in and out. Neighborhood is reasonably safe and quiet.
Large walk in closet and good hall closet but limited kitchen storage.

I've lived at The Preston for over a year and have loved it! The parking is spacious and safe, I've never had any trouble finding a parking spot. I love the history of the building. I don't own any pets but the building is very pet friendly. I've used the gym in the basement a lot. They have two Peloton bikes, two ellipticals and two treadmills. Overall, The Preston is a great place to live and I would highly recommend it.

I have really enjoyed living here! The apartments are very spacious for the price compared to other options closer to Penn. The staff are very laid back and are very responsive to issues that arise. The gym is nice and is well equipped for cardio (2 Peletons!) but is a bit lacking for weight training (only has dumbbells, medicine balls, and a pull-up bar). Parking is available at $50/month which is reasonable. However, there is a school in the complex where the apartment is located so things get very congested every morning from about 7:30-8:30 and 2-3. I have also spotted a couple cockroaches in my kitchen...

Overall I have enjoyed living here but may move closer to Penn because 76 traffic can get a bit crazy.

The apartment complex is nice and recently renovated. The bedrooms and bathrooms are a good size, and the kitchen is small but enough for me. Parking is always available in the garage or flat lot. The complex has a small gym and other amenities. Great location for me. Short driving distance to school, grocery store, and restaurants. The neighborhood is nice, good for exercise, and I feel safe here. The complex has a restaurant on-site, but others are a long walk/short drive away. Management is very responsive to emails and easy to work with. Any work orders I have sent in have been taken care of within 2 days.
