- the pool area is always dirty and the furniture is in terrible disrepair

Nice yet affordable
The apartments are cheaper and nicer than the cheapest apartments close to the school. Of course the trade off is distance. The drive to school is usually 15 minutes without traffic and 35 minutes in rush hour. There are also some buses that go down by the school, which UT students can take for free. It’s been a pretty normal place to live. I’ve had no major issues, but it’s also nothing particularly special.

Not the best or the worst
Besides no parking this place is livable. The cost of the place keeps going up with little or no improvement elsewhere. The more people they bring in at the decent price, the lower the caliber of people we get. Often 3-4 people in a one bedroom it seems. The management and the people keep changing. It definitely doesn't feel like a community, and some days are trashier than others, but generally the place looks OK. No grass to speak of, tons of kids, and people with broken down cars they do nothing about. I wouldn't say I feel unsafe, but I don't feel totally safe. Kids steal stuff, loiter sometimes, and for sure we've had a few minor break ins. Just across the hall from me someone tried to pry their door open. I am on the 3rd floor so ceilings are high, and don't think its the same for 2nd and 1st. In order to get decent storage we had to rent a garage close by. Only one side of the apartment has windows, so I would say it get OK light.

Amazing Potential
Villages of Sage Creek is a beautiful complex that is terribly managed. The grounds are unkept, the pool area is always dirty and the furniture is in terrible disrepair. The gates that keep our community "gated" are always unlocked, and the management is disinterested at best.
