Good safe complex with nice amenities
I really like the apartment complex, it has great amenities. The internet/cable, water, electricity, and trash is separate but trash and water is billed through your apartment portal every month. Parking can sometimes be difficult if you get there after 6 pm, you may have to park further away from your apartment unless you pay for a garage. Some of the units are more updated but even in one that does not have updated appliances, I think it's nice. There's a sand volleyball court, car wash, pool, gym , tennis court, and grilling areas. Management has been really responsive and they communicate well. Maintenance has been great too. Mud island can be kind of far (10-15 mins) from grocery stores and fast food but I didn't mind much. Neighborhood is gated and safe. If you live on the bottom floor like I do, you may deal with upstairs neighbors being loud and stomping around so keep that in mind. Walls in some places could be thin.

Estates at River Pointe Review
I have enjoyed my time at Estates! The gym is pretty nice for an apartment gym and there is a pool and sand volleyball court. There is also a yearly resident appreciation day with free Chick-fil-A and other goodies. I have felt pretty safe given that there is gated access to the complex. My maintenance requests have been fulfilled within a timely manner.

Beautiful and quiet place to live
The apartment is very spacious and in a reasonably quiet area. The amenities are the best part. Plenty of parking for you and your visitors. We've had some spiders get in through cracks early on but maintenance has been good about coming in and spraying our rooms. Reception and maintenance are very responsive and friendly.

My Apartment Experience
This apartment complex has been where I've lived my P2-P4 years. It is nice because it's on the island and a lot of my friends live there. In addition, there are a lot of amenities that are there on the island (Cordelia's, Tugs, Nail Bar, Harbor Town Pharmacy, etc.). Overall, this has been a good experience; however, the management at the complex recently changed and my roommates and I had a difficult time getting them to communicate with us about resigning our lease with a new/different roommate. Overall, I have enjoyed living here, but I can tell that the new management needs a little bit of time to get their stride. Also, the gate breaks often on my complex, which is frustrating because they have to leave it open when this happens so we can all get through - I don't feel as safe when this happens. Living near the MS river lends to a lot of bugs, but the mosquitoes are crazy at the pool, so I didn't go out there a lot. Parking is good, but it's not covered unless you pay for a garage. I also live on the bottom floor, and until recently had a group of guys living above me that seemed to stomp when they walked and we were definitely able to hear and cheers or disappointment when they were watching a game. I will say the complex is great if you have a dog, because you can walk your dog inside the complex and there are plenty of areas for your dog to potty with poop bags and trash cans around almost every corner. Although some owners aren't the greatest about picking up after their dogs, so you have to watch out for poop when you take your dog out. Another thing that happened this year was that the landscaping company we used to have wasn't with us anymore, so sometimes the grass got kind of tall - which is very frustrating when you have a small dog, because they get super wet in the mornings and smell like outside.

Safe
This is the only apartment complex that actually fixes their gate as soon as its broken. I feel safe in this complex. This is my third year there. They have gone up in price but I still think it is one of the safe options in Memphis.

Not too shabby
I have overall good feelings. Very nice place, nice workers, etc. I had some issues with visitors parking in resident parking, but that’s probably something that happens everywhere. It got to a point where the gates would break at least once a week due to people tailgating (trying to get in behind someone without swiping their card). We also had issues with plumbing. They seemed to not really care and used bandaid solutions that had to be repaired again.

Quiet and Safe
This apartment complex is one of the nicer ones in Memphis. I would recommend this place to anyone. Rent is continuing to increase though.
