Riverset apartments - best place on the island on a budget
It has been good - about 10-15 minutes from school depending on traffic. Mud island is a good vibe - safe and outside of downtown enough to feel like you can go on a run outside if you are still unsure of where is safe and where is not.
Riverset has been decent. With some apartment complexes costing nearly 2200-2500 per month, the fact that you can get a modest 1-bedroom apartment for about 1250-1300 is a pretty good deal. Because the complex has close to 500 units though, the staff and repair people do take a few days to get to repairs. Full disclosure, my wife and I are thinking of leaving this year to be closer to some friends in Mississippi in Southaven, being able to feel we can out out late on the weekends without needing to go downtown, and a few neighbors that like to smoke weed at night (wakes us up).
I believe that this is the cheapest place on the Island to live though. If you check out here, try to see if you can get a Sunroom layout - give yourself and extra 20-30 feet inside for a study desk instead of a porch. Because we are by the Mississipi too, I would recommend trying to get a second floor apartment because of bugs, and the apartments south of the office seem to be a bit nicer than the ones on the north side, and are also closer to the clubhouse gym/pool.

Good apartment for the price for a college student living alone who needs to be close to work and school.

The Cons
The main concern I have had is that our AC has gone out twice. On the first occasion, it took them a week to respond when the outside temperature was 90+. They responded right away the second time. Our downstairs neighbor is also a slight concern, but everything else has been of quality living.

Not bad, but Mud Island is far from a lot of things. It is very affordable to live here though

Overpriced but not terrible
It was overpriced for what you get (like everything on Mud Island) but overall fine. Maintenance was hit or miss, and we had some security issues but they just put up a controlled access gate which should help. I know a few people who had continual issues with mold or nonfunctional air conditioners, but I personally didn’t experience that.

Riverset Apts
It has been overall good! Riverset has a history of car break-ins, but my wive and I have had no trouble. It is a little expensive, but you're on mud island so that's expected. Working with the administration here has been a struggle anytime you talk or work with them. Pools are good and well kept. Community rooms and gym are good!

Location on Mud Island is great, but apartment overall is mediocre
Mud Island is beautiful, and Riverset is the most affordable option for living here. The location and proximity to the riverwalk is great. My place is spacious and has great natural lighting.
Riverset as an apartment complex has terrible management. It takes multiple phone calls/visits to the office and sometimes months to get a single maintenance request fulfilled. The buildings are old and have humidity/mold problems.
I have found living at Riverset to be overall unsafe. The apartment is ungated. My neighbors' units were frequently broken into. My car was frequently broken into. That being said, I don't believe that Riverset is any more unsafe than other apartment complexes elsewhere in Memphis. Mud Island seems overall safer than the rest of the city.

its not the prettiest, but its livable and very afordable
I actually like the apartment. Alot of people do not, but it has done me well. Some people cars have been broken into and some people has had horror stories about maintenance .
