Graduate Student at SMU - Landmark on Lovers
Best about living here:
* pricing
*parking included
*relatively clean
*good management
*nice pool, nice aesthetic
*valet trash pickup
Meh about living here:
*sometimes hard to get logistical things done
*no warning/description for various fees unless you ask. This isn’t a negative - the expectations are laid out when you sign, but it can be frustrating. The occasion I’m referring to in my own situation was difficult because I thought it had been solved when it had not, and it took a lot of effort for a tiny problem to get it resolved.
*The garage gates are always breaking
*packages and mail can sometimes be an interesting experience
Location and surrounding neighborhood:
*Works great for me. SMU is a hop skip and a jump away. It is only 2-3 blocks away from the freeway entrance, but it is not super noticeable at the complex. The apartment complex is right on Greenville with access to tons of fun restaurants and not far from the various fun activities in Dallas. Right across the street from a grocery store with a gas station and right near a Baylor Scott and White urgent care. At the Greenville intersection, there are frequently homeless who are panhandling, but they have never given me any issue.
Management is responsive and nice. When I moved in, the manager was good, but a little hands off in a way that didn’t help communication. About 6-7 months in, John took over as manager, and he is fantastic! He is reasonable, compassionate, cares about improving the community, and as a bonus is an excellent conversationalist. He and his staff have been eager to help whenever I have needed something.

Great location, administration could be better
The apartments at Landmark on Lovers are quite pleasant overall, and maintenance is always quick to answer any queries. The location is fantastic too, being at walking distance of two different grocery stores, several bus stops, and in the route of the SMU shuttle.
The biggest issue is getting management to reply to any queries and requests you might have. On multiple occasions now, I have had to call several times, or show up in person, in order to get help with things I needed (like when the fobs were not working, or I had some questions about some of the rent agreement). This was particularly worrisome when it came time to renew my rent, as I had questions but missing the deadline for would have gotten me stuck with a rent payment several hundred dollars more expensive than the one I needed.

Overpriced but the short distance from campus is nice. Very safe feeling.

Get the right apartment
Make sure that you actually get a comparable apartment to the one they show you and the one they promise you. We did not get a fully updated one or the specific one we were promised. However, the rent is cheap and we like the location a lot.
