Quiet, clean. Staff is attentive to all needs. Staff provides special game nights, lunches, raffles etc. Each building is assigned an RA to meet your needs. Security patrols regularly.

Not great
Utilities frequently don't work. Hot water, internet, and water have all been out in the last 2 weeks for at least a day. The dishwasher has been broken for over a week despite a work order existing. The walls have chipped paint and the closet had mold.

Just Right for a Budget-Conscious MBA Student
My wife and I wanted an apartment we could own close to Rice Business. We downsized from our previous home but found the floor plan was sufficient to incorporate two separate working spaces. The closet is huge. Our unit also has two patios, and the complex is beautifully landscaped with three pool areas that are usually unoccupied, plus, it's a quick drive to Hermann Park, so if you like outdoor space, this is a great spot.
It's about a 12 minute drive to campus and easily accessible to all the other hot spots in the loop. Most Rice Business students tend to live in Rice Village, Upper Kirby, Montrose areas, so it may not be the most social spot, but what you lack in the social scene you make up for in terms of quiet and accessibility.
