There could be some improvements

I am a student in the building. Our school has a deal with the complex to provide housing for students. These units are a bit rundown and in need of some minor TLC and renovation. The carpet needs to go. There should be more insulated walls to store or release heat or cool air. There should be lights in each room, yes there are no lights in either bedroom, however miraculously there is a light switch… but literally not a light for me to place a lightbulb inside of. There should be a stackable washer and dryer inside the unit.

More Positives than Negatives

The apartments themselves and the amenities are great. Right of red line, which makes the commute ideal. Property managers and maintenance are also really great. Downsides are some of the apartments are a bit outdated and overpriced (they are currently renovating) and walls are super thin so you can constantly hear your neighbors.

Great Neigborhood - Nice Housing - Little Setbacks, though.

The apt. building is in a great neighborhood, right next to Howard Law and UDC. Van Ness Metro Stop is right around the corner just like many shops and grocery stores. Building has many amenities (pool in summer, gym, amazon hub, free printing ...) and every apt. has a balcony, that may even give you a great view on the are and the mall. Common areas are very modern and in good shape and there is a person at the front desk 24/7. Repair service is included and they do a quick and good job. However, the apt. itself is a bit out of date and could use some modernisation. Laundry machines do not work all the time (which is really annoying) and the garbage disposal is a mess (way too small and smelly). The 2BR apt. is only affordable for students because we have someone living in the common room.

Pricey, But Great Apartment and Management

AVA Van Ness is a little pricey, especially considering its distance from GW, but the management is great and truly cares about residents. They have monthly social events. Management responds to any issues residents have with their unit promptly and the apartment complex is always updating and improving units. It is a pet-friendly apartment, located right next to a Giant food and a red line metro stop. There is a small gym in the apartment. Each unit is pretty large, with a big bedroom. It takes about 25 minutes to get to GW from AVA Van Ness, using the metro. It takes about 15-20 minutes to get to GW by driving.

Comfortable

I love AVA Van Ness and have zero complaints. Building management is helpful, there’s no problems with insects/rodents, and my room has loads of storage space.

We love living here!

Amazing staff, decent building. For our price point and area, we are paying a really great rate for our 800ish sqft 1br apartment. While they aren't the nicest places (no luxury counter tops, galley kitchen, carpeted apartments) they are very clean and well kept, and maintenance works incredibly fast in order to keep them that way.

The front desk is always there to assist and the concierges are all incredibly personable, organized and knowledgeable. The leasing office and property managers are always quick to respond as well and are happy to address any issues (which are usually rare) that come up.

The building is undergoing a construction project to update the facade, and while living here during that isn't the best time, they have done absolutely everything to ensure we are well taken care of and the interruption to our daily lives is minimized. The building updates have been relatively quick and the new building face looks really great!

We plan to renew our lease (for the first time ever) and would absolutely recommend living here.

Nice place to live

Nice, comfortable apartment very close to public transit. Great that it has a pool and tennis court. The staff are all very friendly and helpful. Neighborhood is very safe. It's not the hub of town, but groceries and a few good restaurants are very conveniently right nearby. It being an older building, repairs are needed sometimes, and the staff is always very quick with them.

Nice location

Excellent location - Can't be beaten!
Nice outdoor pool and small gym in basement.
Parking is expensive - but it is everywhere in DC!
Carpets are not great - hard floor would be better.
Staff are friendly - especially the maintenance team. They are all great.

Good Location

The apartment is in a great location, right next to the Metro station. The complex is made up of a lot of students from the nearby school. As a result, it can get very noisy (loud music, parties, etc).
Staff are friendly.
Kitchen/bathrooms are quite outdated. Carpets and walls mark easily. Electric is expensive.

Great value and staff

We've been living at AVA Van Ness for about 8 months, and love it. The building has a huge in-ground pool, outdoor spaces, a tennis court, grills, and a gym, as well as a great staff. Plus, it's way cheaper than most other buildings we saw. The value is seriously high, and we plan to stay for a few years, at least. We rarely hear the neighbors, and there's laundry on each floor (we actually prefer it to having one in the apartment, because you can get multiple loads done at once). If anything in the apartment breaks, maintenance comes quickly to fix it. All the apartments also have balconies - it's really nice to have a small outdoor space (especially in the summer!).

The Forest Hills/Van Ness neighborhood is great. It is a very short walk to Tenleytown (15 mins) and a 10 min walk to the Van Ness Metro, Giant Food, CVS, and a plethora of good coffee shops and restaurants. The M4 bus stops 3 blocks up the road and takes you straight to AU and the L2 runs very consistently on Connecticut Ave. The Chesapeake backs up to Forrest Hills Park and Rock Creek is right down the street with lots of trails. Overall, the whole neighborhood is very safe and student-friendly.
The neighborhood is very nice. Many things are in walking distance like a few restaurants, a movie theater, and the Cleveland Park Metro stop. It is a bit of a food desert in that the grocery stores and restaurants that are accessible are a tad on the expensive side. The neighborhood is pretty quiet and people are usually pretty friendly. Overall, a decent neighborhood for people at different stages in their lives.
Van Ness is on several bus routes and very near to the (Van Ness) metro stop. Moving off of Connecticut Ave. quickly becomes entirely residential, but there are restaurants and other amenities (such as grocery stores, dry cleaners, etc) along Connecticut. It's not a crazy or busy neighborhood like several others, which personally, I appreciate, but it does mean you'll have to go a bit farther than home if you're looking to go out for the night.
Van Ness/Forest Hills is quiet and a little boring. Not a lot of places to go out to eat or grab a drink in the immediate area. However, Cleveland Park and Tenleytown are fairly close. I love walking our dog up around International Drive and the embassies there. We frequently see deer coming up from Rock Creek Park, and the UDC/Howard Law students are mostly very courteous (many of them live in the neighborhood too, so they care about it also). The neighborhood feels very safe--lots of police presence, Secret Service sub-station in the neighborhood, and the local vagabonds are not aggressive to pedestrians--they mostly mind their own business.
I like the area on Connecticut avenue, just wish there were better food options. Great community, overall safe, love the HBCU next door (UDC). UDC is a great HBCU and community to be near.
Nice, quiet, and safe with some restaurants in the area. Seems very family friendly and slower paced than downtown. Easy access to grocery stores.
Close to the Zoo and great restaurants. Close enough to Downtown, but far enough away where you're not in the chaos but still in DC.
Pros: safe area (I can let my dog out after midnight and feel safe), <10 min walk to metro, bus stop right outside, grocery store/CVS <10 min walk away (although the giant isn't the greatest), lots of on-street parking available (great for guests),
Cons: not a lot of activities within walking distance
