Great for campus life
Cortland Oleander is close to school and is a popular place for other Emory students to live.

Good location
This apartment complex is in a good location, especially with the proximity to Emory's campus. The apartment is nice with updated features, good sized rooms/closets, and vaulted ceilings. The area seems safe for the most part and the parking garage is secured with gates. I will say the gates tend to break fairly often. Maintenance is fairly quick with service requests. The management/leasing office is not very quick to responses (unknown if this is still an issue since we haven't had a reason to reach out to them recently). Leading up to out lease starting, my roommates and I had tried to call and email the leasing office without a response back. Since none of us lived in Georgia prior to moving in, we felt very frustrated about not getting answers. The pool also has been un-swimmable at least 2-3 times for at least a week since moving in 5 months ago. Lots of pets around the complex, but that also comes with some stray pet droppings that does not get picked up.

It’s ok
The building is nice, I can just hear my neighbors above me all the time. There have also been some Saftey concerns, people fighting in the hall, break ins, car theft, and domestic violence with nothing addresses by the building. I have also had some pest issues like cockroaches.

Cortland Oleander
Decent living situation. However a little dirty in some areas and management can be slow.

Nice facility, absent management
The units are very nice, the gym and pool and high quality, and location is great due to taking free shuttles into Emory and proximity to grocery store/restaurants. The management team is low on staff so they can take awhile to respond. It also takes them a long time to complete construction projects, which is frustrating. Overall we are happy here and will stay another year.

Cortland Oleander East
The complex is really peaceful and is my sanctuary away from school. It's pretty clean in the common areas. I've enjoyed the gym a lot. It's a completely keyless complex, which can be both a positive and negative. A perk I've enjoyed is having valet trash. However, it sometimes makes the hallways smell and can make a mess. I like the location because it is rather quiet. It's less than ten minutes away from without traffic but the Emory shuttle picks up and drops off right in front of the complex which is convenient. It's close to a lot of grocery stores, Target, Costco, etc. and is about 15 minutes away from areas with more of a social scene (clubs, bars, restaurants, etc.). The management is responsive. They answer within a couple days or even same day. They are also pretty quick with resolving service requests.

Very nice apartment with great amenities. The east building is newer than the west. I’ve never had problems with management or maintenance. Quiet neighborhood.

Oleander
I live at Cortland Oleander EAST (the West side is different so keep that in mind for this review). Oleander East is pricey but for me it was worth it. The apartment is very modern, bright, and spacious. I feel very safe living here as every door around is locked including the parking garage. I haven’t needed maintenance or the leasing office much since living here, but when I did they were very helpful and responsive. They have events for us often (usually food related—food trucks, free chick fil a breakfast), which I appreciate. My neighbors are mostly quiet which is perfect for studying at home! The location is perfect: easy on and off access to the highway cuz driving time to most places in ATL pretty significantly, and it’s about a 10 minute commute to Emory. If you don’t have a car, the Emory shuttle stops right outside the apartment and runs pretty late into the night which has been convenient for me when I had car troubles. There’s also a shopping center right around the corner with lots of convenient stores (Starbucks, Panera, Lidl, etc). Overall, I’ve really liked living here and think it was worth the extra cost I pay.

The Apartment Complex isn't Perfect but it's Fine!
I have enjoyed living at my complex for the past three years. My experience has changed a little since the complex changed management and this is where most of the issues with the complex come from. Overall, none of the issues that I have had (lack of communication from management, new community rules, raising prices, etc.) have been extreme enough to get me to move. At the end of the day, the complex is close to the school, has a shuttle stop up the street from it, is safe, and doesn't have issues with pests.
