A Blighted Oasis Marred by Ineptitude and Incivility!
Upon first glimpse, the elegant archways and manicured grounds of Aviva Apartments promised a refined oasis in the outskirts of Mesa. Alas, this facade quickly dissolved, revealing a harsh truth of mismanagement and uncouth neighbors that tarnished the very essence of community living.
The ineptitude of the complex's leadership became glaringly apparent from the outset. Simple maintenance requests, such as a leaky faucet or a faulty appliance, languished for weeks on end, met with indifference or empty assurances. One particularly egregious instance involved a resident's repeated pleas to address a noxious odor permeating their unit, only to be dismissed with callous disregard.
Compounding these administrative failings was the uncivil conduct of certain residents, whose selfish actions eroded any sense of harmony. Late-night revelries punctuated by raucous outbursts and the thunderous bass of unruly gatherings became a recurring theme, shattering the peace that should accompany one's sanctum. Attempts to reason with these discourteous neighbors often devolved into confrontations laced with vitriol and disdain. It is with heavy heart I report this was evident in the majority of buildings around the community.
Perhaps most disheartening was the management's utter lack of motivation to address these issues, seemingly content to let the complex devolve into a state of disrepair and discord. Complaints fell on deaf ears, with nary a consequence for those who flouted the most basic tenets of communal living. It was as if the very concept of fostering a harmonious environment had been abandoned, leaving residents to fend for themselves amidst the chaos.
In the end, Aviva Apartments stands as a cautionary tale, a once-promising haven reduced to a blight by the twin scourges of ineptitude and incivility. For those seeking a basic living experience, it would be wise to abandon this tarnished oasis and seek greener pastures elsewhere.

Overall good place to live
Be prepared for paying extra over the rent for water, gas and various monthly charges. Electric bill is separate. Amenities are great! Maintenance is quick to fix any problems. Pet friendly but they charge pet rent each month.

Very comfortable
Very comfortable, pricey for the area, definitely a luxury apartment complex. There are additional fees on top of rent that include pest control, water/sewer, common area fees, etc. Very safe, clean, and a well taken care of property.

Wonderful place to live. The interior and exterior are extremely nice as the apartments are very new. There are two pools, the gym is 24-hours (which is ideal for our busy schedules), and the employees are very kind!

I think the layout of the apartment/overall design is significantly lacking compared to other properties around the area. It’s small for the price we are paying. The pool is nice. The gym I wish was bigger - feel like you’re hovering over individuals.
