An expensive average place

The apartment complex is okay now? It changed owners in 2019, and the new owners were slow getting their... ish together because the previous owners did not care about maintaining the place below a "surface level" of functionality. Then the shutdown happened, and they stopped doing maintenance for months (when they were already behind by 6ish months after take over). Now (2021), they're doing better, but I have a hard time being positive about it knowing how much they failed before.

We've lived in two different apartments & buildings there. Both were unclean when we moved in. One had large chunks of broken glass all around the stove that they would have seen had anyone checked. They both had dusty old clothes (underwear...) left behind... Ugh. But when it's clean, it's such a freaking nice apartment. And generally quiet. ~15 min drive from LSU, right next to Whole Foods. Down the street from a 24 hour Walgreens. Several restaurants open until 10pm nearby. Like seriously, love it. But you'll have to clean it yourself when you first get there.

Learn how to clean you washer/dryer (ugh and it's a combined stackable old terrible thing) ducts/filters. The new maintenance staff can't be bothered to actually investigate anything, so we had to figure out how to do these things ourselves. Our dryer vent was so clogged from years of not being cleaned, we could have had a fire at any point. Had to get them to call someone and clean out the duct. And the washing machine was disgusting. One of my roommates was breaking out mysteriously when we moved in, but it would stop when she'd go to her parent's house. We finally figured out it was our washing machine. We took the entire agitator out and saw that the washing machine's filter was clogged (and that dirt was really packed it from years of layering) and there was freaking mold & mildew mixed into caked in lint everywhere. Like more than what could have developed in the 2 weeks we'd been there. Cleaned all that. Ran the washing machine empty. Washed all her clothes again-- boom, she stops breaking out.

Also, it's hella expensive. With 3 roommates splitting the rent on a 2 bed, 2 bath (~1400), 466 isn't bad per person, but this includes ZERO UTILITIES. And entergy has lost its dang mind. We each pay 80 for electricity per month on average (notice the bill is freaking 240/month and we don't work from home and keep the lights off when not using them). Water's ~50 total... Then you gotta pay internet, etc....

I'm not painting a great picture here, but it's only worth it if you specifically need this area.... so maybe I shouldn't do that anyways. Honestly, if you have some roommates you vibe with, like a very quiet apartment, and want to be away from heavy traffic but still like close to city stuff, it's a great spot. And during LSU's really big game days, this place is not swamped with traffic (unlike apartments near campus & siegen)

Nice but Noisey

Parking can be a nightmare and the walls are paper thin, but it’s safe and has nice amenities. Stay on the 3rd floor and get a garage. Free cookies, nice pool, good business office.
