Fairway Flats
Generally a good apartment complex if you don't mind the noises. For how much you pay, the soundproofing is pretty terrible. They used to include the internet and other utilities, but now you'll be liable to pay for basically everything. Factor in another 200-300 bucks for the costs of utilities on top of any rent you pay.

Super safe and clean place to live! The people are great and the space is big! Plus the gym membership (Jayhawk Club) is included in our rent!

Place to be
I have lived at Fairway Flats for over one year and plan to live there for the duration of law school. It is the nicest apartment in Lawrence and has the best amenities. I highly encourage everyone to consider living here.

Pretty Swell
Great place to live for graduate students, away from the bustle of campus and Mass Street. Loads of KU Law students live here.

Great place to live
Fairway Flats is a great place to live. The apartments are very spacious and have nice appliances and such. The gym at the Jayhawk Club, which you have access to is very nice, but the hours are not great (closes at 5 pm on weekdays and 1pm on weekends). One issue I have is that you pay a high rent, but the apartment only provides a wired internet, meaning that if you want wireless internet (who doesn't in 2023?) you have to pay extra. Other than that I really have no issues with the place and would recommend it if it is in your price range.

Expensive but worth it
Fairway flats is a great apartment for graduate students. Thick walls, very quiet, highly responsive maintenance team. I have had no issue with them whatsoever. My only complaint is that it is quite expensive.

Great place to live
Super close to the law school and traffic isn't bad getting to school. I feel safe here with good security. I bought a spot in the garage which is a great option for when it's cold/raining. Complex is on a country club so it's a nice area and I have access to the main clubhouse/club gym which is nice. Walls are pretty thick so I never really hear dogs barking in the building. Packages are sent to the main office and you have to have a code to get your packages so they won't be stolen. Management is very friendly. A bit more expensive than other apartments but I think it's worth it.

I’ve lived at Fairway for all 3 years of law school and have really loved it. Great location for the law school and the included gym membership is awesome

Fairway Flats is an excellent place to live. It is close to school, has exceptional amenities, and the staff are great.

Overall experience
Amenities are nice, so are the management and environment. But sound proofing is pretty bad given how expensive the rent is (it is the most expensive apartment in the entire city). If sounds don’t bother you, then it’s a really nice place to live. If sounds do bother you, try to rent on the top floor
