Good for the price
The apartment is ok and safe. We had small things that needed to be fixed but they did everything fast, the staffs are amazing and very nice. Manager is always available.
The apartment is old and the closet is small but for the price is amazing!!!
Everything is included so fits my budget perfectly and they work well with international students (my apartment is each one from one different country).

Thoroughly Deficient
I live on the third floor in a 1 bed 1 bath "ladder loft" layout.
Location & Transit:
- There is no direct route from the complex to campus. I'm not sure what the area just south of it is, but as far as I know it is not available to be walked through.
- The actual walk to campus is about a mile and a half, depending on what building you're going to, and it takes me about half an hour.
- I have not biked to campus yet, but it appears possible to bike to campus without using particularly busy roads.
- Driving to campus is even worse than walking, as you have to go around the sides of campus, either along the bus route to the east or along Iowa St, which is a massive stroad.
- The bus route, 34/38 (which is one route with two different numbers, depending on where you are), is scheduled to come once every half hour, but in reality it's more like 40-50 mins between buses, so to guarantee you can get to campus before a class you basically have to be out an entire hour before. It also only runs during class, so if you need to get to campus on weekends, evenings, or holidays, you have to drive, and if parking is still being enforced on campus (e.g. weekday holidays like Labor Day) then you have even fewer options. The bus stop is also just a signpost in the grass where dogs like to poop.
- Downtown is a similar distance away, but it can be reached directly, just by traveling along 7th street, with all the above methods, including the 6 bus on 6th street (also a stroad) that runs every day as far as I know.
Living Space:
- The floors, walls, cabinets, bath, toilet, sinks, and closet are all acceptable but have a dirty character to them, and the pressure in the shower is a little weak.
- Some of the power outlets are falling out of the wall, or do not hold plugs in, which makes them virtually useless. I've had no issues with the internet ports though.
- The windows in my unit are all missing something, either screens, the mechanism that holds them open, or locks, one is cracked, and most of the blinds are damaged as well. As of writing this review, I submitted a work order for the windows last week and have not heard back.
- My unit has no laundry and no dishwasher, which I suspect is why they were willing to cover my water bill in my rent. It does have an 800W microwave and a refrigerator with a freezer.
- The porch area outside has an enormous bug nest, so in evenings in the warmer months it is swarmed with bugs. This shouldn't be an issue in the winter.
- The stairs outside are just wooden planks, and while they feel sturdy and haven't given out yet, they are a little disconcerting.
- The walls are fairly thin. I have definitely heard my neighbors doing private things, and I bet they've heard my activities as well.
- The HVAC, especially the air conditioner, is deafening. It's in a closet in the living room with a folding door with slits, so there is nothing muffling the noise.
Amenities:
- The laundry room seems mostly functional, but they recently removed the ability to pay with a card. It now requires an app that definitely spies on you, as it requires location access, which it definitely doesn't need, to use. I fortunately have a spare device and the savvy to set it up in a container where it can't track me, but it's stupid that I can't just use a credit card.
- There is no walking path from my building to the clubhouse with the laundry and other amenities. I have to walk down a car ramp and through the parking lots to get to it. There is an entrance to the building from my building's parking lot, but it is someone's apartment, not a throughput. The complex is built for cars, not people.
- I have never used the business center, weight room, or pool, and probably never will. KU has a high quality recreational facility, and I don't need or don't have time for the rest. I pretty much just use the clubhouse for laundry and to interact with the leasing center.

Good price
I got this place mainly because the price included most of the utilities, parking, basic cable, and internet. This place also had the option of getting in-unit laundry, for a small additional fee, which was very important to me. They are also very pet friendly with a small monthly pet fee. I'd say most people here have animals. It's also right on the KU bus line, so its very easy to get to campus. It's also within walking distance to campus and Mass St. if you are willing to walk a few block (probably 20 min).
Any issues I have come from the age of this place. I believe that the new property management company is starting to update the apartments, but you can definitely see the age in some places. However, if there is an issue, maintenance is quick to respond, but make sure to request if a follow up is necessary because they don't always remember to come back.

Good for the price
The space itself is very dated and I do have maintenance issues but the maintenance crew is always very quick to fix it and great to work with. The complex can be loud and not always the cleanest/most pristine outside but overall I still am happy with my choice. The location is great, surrounded by quant residential streets but right by 6th St with grocery shopping, gas, and food options. I can walk to Mass St in about 20 minutes and campus is only maybe a 5 minute drive. You can't beat the price for a single bedroom apartment that is definitely spacious enough for a student. I have a cat and don't even pay any pet rent because I signed during a promotion and they have let me keep that for the 3 years I've signed for. They are always offering great deals and promos to sign a lease. It's definitely worth looking into for an affordable and convenient space.
Also, the clubhouse has free coffee, computers and printers, a pool, and a good workout area. The printing alone is great because I don't have to pay for my own ink at my apartment.
