Would recommend!!!
Great price for the space. It’s about $1/sq foot! Nice location to campus (10-15 min walk to campus center). Only negative is the maintenance team as they are not great at fulfilling requests in a timely manner.

Good community
Quiet community, other medical students and families in the complex, walking distance to school and grocery store, right on the canal. Management is fine (not superstars, but on par with other complexes)

Review of Gardens of Canal Court
Property location is a nice distance from school. The community is very nice. Maintenance is having issues right now with help and has been delayed in fixing things. The apartment was not maintained by the previous occupant and maintenance did not fix the issues before we moved in. We’ve had to constantly argue with them about fixing things that they don’t think are necessary to fix (such as cabinet doors being bent, missing wood pieces, missing carpet in closets, glass door being foggy, paint job being rushed with paint on door handles, on the carpet, etc). The front office has been wonderful though in helping with issues. The rooms are very spacious and they do fix things with enough pressure. Overall, I would live here again but would ask for another room, but if my budget increased, I would live in nicer apartments. The canal area is nice nearby. The floors are a little thin and you can hear people walking above, but no noise from eighties besides this.

Spacious Apartments
I really like the location of Gardens and how spacious the apartments are. These are probably the biggest apartments I have seen in this area. I feel like I have plenty of space and it’s nice that I have outside parking included and don’t have to pay extra. Some of the kitchen appliances are a little older but many of the apartments have recently been renovated so you may be able to request that. Everything functions well though and I haven’t had many issues. There has lately been a lot of turnover in the office staff so there can be some confusion and annoyance dealing with them. Maintenance is good. I really like the greenery, trees, and flowers living in the downtown area. The rent is also less than many other apartment complexes in the area. Water, gas, and trash are included in rent but I pay for internet and electricity separately.

The apartments are huge and well priced compared to other apartments in the downtown area. They do have free parking, but you can purchase a garage as well for an additional monthly fee. Easy transport back and forth from campus.

Gardens of Canal Court
I love living here. It's quiet and I never hear my neighbors. The staff are friendly, but sometimes understaffed. The apartment is spacious for the same price of somewhere like Canal Square, Cosmopolitan, or Axis and nicer than their sister property Lockefield Gardens. The appliances are all brand new (I'm first owner), brand new carpet, brand new kitchen vinyl, nice sized kitchen with lots of storage space. Beautiful giant window in living room and a balcony. 3 pools and right by the Cultural Trail and canal, with only 7 min walk to Kroger and 15 min walk to campus. It's got a waitlist though, so you have to reserve a spot ($150ish for application/filing combined) a few months in advance or find a leaseholder looking for a roommate.

Love living at Gardens!
I have lived at the Gardens of Canal Court for 3 years now and have absolutely loved it! I enjoy having the canal right behind the complex for easy access. The maintenance is fairly quick and office staff are friendly and available for questions. Highly recommend this apartment!

Pretty good for price and location
Slow to respond to maintenance but it gets done. They don’t follow the preferred day or time necessarily but no issues with that. Non gated side definitely has to deal with more noise and maintenance issues since they respond to gated apartments first. Otherwise really no complaints!

Gardens of Canal Court
Good amount of space for low rent. Extremely close to IUPUI campus, about a 4 minute drive to medical campus. Free surface lot parking- hard to find free parking downtown. Located right on the canal- great for walks/runs/study breaks. Gated section feels very secure.
