Not bad overall

Not too bad of an apartment considering the rent. It has a reputation for being really nasty but it really depends on your roommates. All things considered its not bad. Good location as it has a bus stop and driving to campus takes 5 minutes.

Do not stay here

The Oliver was great not very long ago, but it has gone downhill fast. I’ve had issues just getting keys that work. The apartment was filthy, disgusting, and unsafe when I moved in. Clear remnants of a kitchen fire, and pests out of control. Broken windows, busted A/C, and the water gets turned off with no notice for days at a time. Stay somewhere else!!

good for student housing

Im happy enough for student housing. no egregious issues. we've had some issues with the internet being slow and a bit crap, but still usable. not luxury, but adequate and close to campus. Management is decent.

Good so far except..

The place is nice. It has a gym, common area, basketball court and a pool.

People with pets do not clean up after their pets. Big problem. The first floor lacks sunlight in common areas. The light in the room is good though.

So far there have been 3 shootings. Not cool.

The Oliver Apartments

The management team can be difficult to work with, but overall they are nice. It is close to campus about a 5 minute drive or a 10/15min walk. The parking lot has a ton of potholes. The parking lot is well light. They do roommate matching. In most of the units you will have your own bathroom. You will have to pay some random utilities like trash. Overall its not bad for the cost of rent. The Armstrong right next to this apartment complex is owned by the same people.

Good location, good management, bad quality

The Oliver has affordable living options and units for students who are extremely busy with school work. I was fortunate enough to start my lease with another graduate student as a roommate since that is what I requested. However, when my roommate graduated and left, the complex decided to put just anyone in my unit even if they were not young professionals or graduate students. This caused a lot of conflict due to my busy schedule and certain expectations each roommate had with one another.

Another issue I have is that management does not come and fulfill work orders unless you put it high on the priority list. If it's not an emergency or high priority, it'll take weeks for them to fulfill it. While everyone in the front office is nice and accommodating, there are some issues regarding the quality of the apartments. I have cracks on my floor, there are drafts in each room, the carpet is being ripped apart due to its age, there was a leak in my bathroom from the toilet in the unit above me and maintenance still has not come by to fix the stains on the ceiling, and the storage space for the kitchen, pantry, and bedrooms are extremely small for a place housing three people.

There are perks to living here such as the tiger trails bus comes very frequently and there is a bus stop right in front of the complex. It's also very close to fast food places and grocery stores such as Walmart and Rouses, and it's also within walkable distance from campus.

All in all I give this complex a 5 because while they do have good customer service and management is decent, the quality of the units are not fulfilling and fit to what they're priced.

Good for what you pay

The walls are pretty thick so you don't have to hear what everyone else in the building is up to.

Not a lot of cockroaches and I haven't seen any rats yet.

Maintenance responds pretty fast to work orders, usually 24-48 hours after you put it in.

The internet sucks, but it's free.

Good water pressure.

The gym rocks.

Grounds are well-maintained.

Package delivery is easy.

Tons of parking.

They match you with room mates automatically. Since it's cheap rent that means you're living with Baton Rouge's poorest people, and they are appalling.

Overall just poor, but roomy and good parking

Management really doesn't care if you have an issue. The only people who do care are the student workers, but their power is very limited. The buildings are not well put together - if you live on the end, your room will closely match the outside temperature, no matter what the thermostat is set to. If you live on the first or second floor, the above floors will leak water through your ceiling and maintenance will not be able to properly fix it. There are potholes everywhere, so be very careful when driving. If you get assigned a random roommate and have issues (even major issues) management will say too bad unless you pay them a few hundred dollars. The only good points I have are that the bedrooms and bathrooms are pretty big, there's a lot of resident parking and visitor parking, and they do allow pets. I lived here for two years, simply due to convenience of not needing to pack up my stuff and they offered me a renewal special.
