Avoid this apartment
Avoid this apartment at all costs. If you work in healthcare or are a student/resident for IU-affiliated programs, the proximity of this apartment can look appealing, but you will regret your decision. There are many other apartment complexes on the same street at River West Flats that can offer you a much better experience. After living here for a year, these are some of the issues that need to be fixed:
- The window A/C units are incredibly outdated. If you leave the A/C unit on while it's a little cold outside, the inside of the unit will freeze over causing it to thaw out and leak water into your apartment. Also, anytime you turn your heating on, you will notice a pungent smell coming from the unit for the first few minutes of heating.
- Cleanliness and sanitation are big issues within this complex. The hallways were not cleaned as much as they should have been resulting in a constant odor as soon as you opened your door. The state of the elevators on a daily basis was actually shocking. The inside of the elevator was rarely cleaned and smelled horrific any time you stepped foot in them.
- The amount of money you have to pay for poor washing and drying is unacceptable. In one year of living here, not once did either all washers or dryers work. There were either one or two washers/dryers that were always broken causing a buildup of tenants trying to do their laundry. The dryers are very faulty in that you have to pay a good amount for each load just for your clothes to come out damp.
- Good luck trying to get into your car during months of heavy rainfall. The parking lot will flood when it's raining reducing the number of parking spots exponentially.
- The state of the bathroom is also quite shocking. The ceiling of my bathroom would leak due to the people who lived above me. I called about this issue and no one did anything about it. The lining of my bathtub chipped away and nothing was done about this either.
- Without any type of warning, the water would shut off and the power would go out randomly. This would happen on a monthly sometimes weekly basis ranging from a couple of minutes to hours each time it happened.
- The technology within this apartment is heavily outdated. You access doors within this complex with a key card similar to what you'd see in a hotel. The card readers for your room keys would work half of the time you tried using them. Keep in mind, this is the only way to get inside the apartment so if the card reader didn't work, you would have to rely on someone else coming out of the apartment to let you in. This is a huge safety concern.
- This apartment is not located in a safe area and you must be careful at night. When I first moved here, there was a police officer who would monitor the back of the parking lot, but that no longer happens.
These were the biggest issues I found living here after a year and I am grateful that I can terminate my lease. New management was appointed a few months ago and they have hardly made any changes to the problems that are still occurring and so everything I just listed can be expected for incoming tenants. I sincerely advise anyone looking at this apartment to look away and take your money elsewhere or you will regret your decision, this I can be sure of.

Overall good
Overall good apartment. Only thing is that you can't keep air conditioner on all the time. Only turns on as a automated system.

Management is great, 10/10; Maintenance could be better, 6/10; Mold in the bathroom, maintenance would not help (stated, "well you know, it's an old building"); Daily smoke smell in the evening (the apartment is non-smoking but management does not seem to consistently enforce this); Most residents with pets pick up after their pets outside, but some do not so there is often dog poop around; relatively quiet (ceilings I think are most likely concrete so there isn't much sound that gets through the ceilings); heating/cooling is a hotel unit and is not adequate in the winter for more than one room (likely will need to purchase a space heater for the bedroom for winter); Internet options are fast; Hot water sometimes stops working in the winter; Not secure; Gym is small but not bad - two treadmills, dumbbells up to 50lb, elliptical, bike, and cable machine; VERY close to hospitals (walking distance to Eskenazi, Riley, Indy VA); Outdoor running paths; Not close to bars/restaurants (good for people who study a lot; bad for socially-inclined people); no bugs, pests, infestations; small closets

Decent place, very affordable
Decently sized apartment, great value for price. Close to campus but on the far side for going downtown. Does have a free shuttle to downtown and campus but haven’t had a chance or reason to us it due to Covid
