Not what it once was
Close to campus, safe area, and free parking. Amenities are not very well maintained and the quality of the apartment complex overall is declining. New management took over around April and has nearly doubled the cost of rent. The apartments are small and the layout is not well thought out. The closets are small and there is no garbage disposal. You definitely do not get what you pay for anymore here.

Flatts at South Campus
The apartments themselves are nice. I enjoy the 24/7 gym, the Amazon package lockers they recently installed, and how close the property is to campus and South Rec. Unfortunately, the property was recently bought by a new management group. They have now raised the prices by a high amount and all the old staff members are quitting. As a result, maintenance requests now take a long time, the property isn’t cleaned, and the new staff doesn’t know what is going on. Expect to pay a high price for non-luxury apartments.

This Place Stinks
It was fine until we had issues. Bandit towing will take your car even if you pay for parking. Management is unresponsive, and will breach the lease agreement when convenient. As in, if you need A/C during the summer they will ignore you for months because they know you can't move out because of the lack of housing in Oxford. They will refuse to make necessary repairs, and will not offer any compensation or reasonable remedies. They charge way too much for what they offer. Gym is not maintained. The area is dirty. Dog feces everywhere. They don't clean the stairs. There are constant bug issues. The walls are incredibly thin. Overall these apartments are not maintained/ managed well. You will have to take your own measures to keep pest out.

The Flatts are nice and have many amenities. Although, they came under new management this year and they haven’t been good with maintenance requests.

Flatts Review
I have stayed at Flatts for four years and i'll recommend them to any graduate student in need of housing. They are very responsive, and they listen to your concerns. Maintenance is carried out on time and they communicate via email if they intend to have an apartment-wide maintenance for all the buildings. My only problem is that the apartment is quite pricey, especially the one-bedrooms.

The flatts is super close to the law school and the commute is easy. Only downfall is parking is a nuisance.

Decent Apartments
Decently sized and reasonably priced apartments. Nothing too glamorous but it’s just enough for what I need.

Don’t Be Fooled
On paper, it seems like a great deal! The opportunity for a one bedroom, all utilities included (minus electricity), and pet friendly.
Reality:
• You do not have assigned parking. Good luck finding a space during game day weekends.
• They have a deal with Bandit Towing. Bandit is RELIGIOUS about patrolling the lot every night and always leaves with at least one car. You can get towed if: Your parking decal cannot be seen through a tinted window at 11PM. If the office closed before you can get your visitor a parking pass. If your tires are grazing the line of a space. They will NOT tell you that they took your car and will charge you extra for breathing. The apartment complex will shrug and say, “Good luck, buddy!”
• Pet friendly is a loose term. The apartment complex allows everything (dogs in the pool, off leash dogs, restricted breeds) until someone anonymously reports you. If your dog barks for a 30 minutes at 11:30 on a Wednesday, be prepared to pay a $50 fine.
• You can not get extra keys made to your apartment.
• You can not get anything fixed here. Call the office and they’ll tell you to put in a maintenance request. Put in a maintenance request and they’ll email back 30-minutes later saying that they, “Came by and fixed it.” Meanwhile, you’ve been standing in your kitchen since making the request, and unless they guy climbed in your third story window? It was not fixed.
• All of the good reviews on Google are written by the people that work in the office.
TL;DR: Overpriced shoebox with shotty appliances, rude staff, and a neglectful management company. You can do much better for the money!!
