Duncan Review
Best part of this apartment is that it is close to Rush and my friends. I live walking distance from Rush (about 15 minutes), which makes for an easy commute. Cons are that I don't have a car and the closest grocery store is about a mile away.

Its not stellar but it depends on your personal needs
Speaking objectively there's things that could be better. The package system is kind of going through a change which has made it hard to receive packages from the package room via an app and a code (some couriers don't follow the instructions). Reduced front desk staff availability makes it hard to support in case of minor emergencies. Better care of common spaces would be cool (not a problem I've noticed often) but that's more so a fault of residents. In my opinion, if you're someone who has a considerable threshold for inconvenience, proactive in solving your own minor issues and things don't really bother you (like myself) then you will be extremely happy living here. I'm a Rush student so school is close enough to walk no problem but far enough that I don't feel like I am surrounded by school. Buses and Trains are close by too.

Great place to live
Great decor in apartments and common areas, new appliances, and incredible amenities (coffee shop, bar, basketball court, indoor pool, sauna, gym, rooftops, etc.). The property is in a relatively quiet area, somewhat far from transit, reatauraunts, and bars, which brings the price down relative to other properties with similar amenities. However, it's super close to IMD (4 min bike, 12 min walk).
The only downfall is that they are SEVERELY understaffed. They fired the concierge and managers just before I moved in, and the community has suffered as a result.
Overall, I'd still chose to live here again.

The Duncan
I couldn't say enough positive things about the Duncan, but, it does come with a price. The safety, location, amenities, and social aspect are all fantastic. A lot of Rush students come here to work in the coffee shop in the lobby, so it is great for that.

Love living at the Duncan
The staff are very kind, attentive and helpful. The amenities are well kept, applicable and highlights.
The apartment is up to date with appliances, and aesthetics. There is good insulation and overall the apartment is beautiful, great lighting and everything works - great water pressure/plumbing has no issues. Heating and cooling are appropriate work well. Very little noise and I always feel safe at all hours in the apartment complex and in the surrounding area.
Love the location of this property. Close to Rush, near several bus lines and L stop.
Maintenance staff are very fast, respectful and knowledgeable.
While I do not have pets, pets are allowed at this property.

Duncan Review
Fantastic amenities. Small, efficient studio and 1-bed apartment sizes. The lobby is also a bustling coffee shop and also has a bar.

No Complaints!
The apartment complex is located in a safe area of West Loop, 10 min walking distance to Rush University. Excellent amenities - pool, gym, basketball court, boxing ring, two rooftop grills, outdoor patio areas. Downside - price $$$

What I needed in a pinch, but not a place to settle into.
I moved here for the history of the building (built 1909, repurposed past 5 years), the proximity to school, and the character of the amenities. Management has been bad, though, especially concerning mail and missing packages. Happy to have lived here this year but intend to move out.

The Duncan at the Flats
Fantastic and safe neighborhood. Amazing amenities. You will never live in a place like this for the price point. The management could be better but the people who work the desk and work the maintenance at the building make up for it.

The Duncan
Dog friendly apartment within 15 minute walking distance to school. The first floor has a coffee shop with is cool (but its lowkey expensive). I have enjoyed it so far, they did a deal where they gave 2 months of free rent upon signing which was really helpful. No provided parking and street parking can be a little wild.
