Albion in the Gulch

I moved into Albion 281 days ago and I put in my very first work order the moment I saw the unit and soon after every few weeks for the SAME issues. Not only was it NOT clean and ready for me to move in despite leasing 60-days before I was scheduled to move in, but structurally the "never lived in before" unit was and IS in terrible shape. When I approached the assistant Manager, she told me to "put a towel down" for the flooded bathroom floor (that is still unresolved and still leaks), she told me that the unit was filthy due to it never being lived in. At this point, I didn't trust the management team - but soon after Elmington took over so I was hopeful.

Despite the new management company taking over, the building, my unit, and my issues are still unresolved 281 days later.

If you move into this building, you should expect to see animal fecal matter and urine throughout the building at all times. You should expect to see filth throughout the community areas at all times. You should expect to see garbage pile-ups in every trash chute room. "locked" doors that are open or sometimes operable. Gated garages where the gate works "most of the time". You should expect at least one of the four elevators to go down at least once a month. You should monitor your ledger for unknown charges.

My unit has unfinished and scraped countertops, uneven floors, scrapes and scratches on most of the walls, shoddy paint jobs in every room, a leaking "luxury" shower, doors that need leveling, and trim literally falling off the walls. If a neighbor cooks in their kitchen, you should expect to smell their food in your closets. Opposite of what I was told, the windows are not "virtually silent" and you will hear outside traffic - regardless of how high up you are. There's no garbage disposal and no filtered water [in the 2 bedrooms] (if you're big on that).

Parking prices are all over the place with some people paying $175 for above ground parking to $50 for underground parking. Garages aren't monitored in any way so garbage pileup is abundant and you should prepare to have low deductible insurance to cover door dings, scrapes, and scratches on your vehicle. Entry to the garages is a nightmare due to car pileups throughout the road area at the ground floor of the building.

I pay close to $3600 (on time) for a two bedroom, two bathroom apartment per month and I can honestly say this building isn't worth the view and definitely not worth it for the location.

280 days in, I finally heard from the property manager with an offer to move to another unit and a 'generous' $500 rental credit (to cover the lease transfer fee) for my issues that have spanned almost the entire lease with no guarantee my issues will be resolved. My patience, kindness and understanding towards the leasing staff have been taken advantage of.

DO NOT LEASE HERE.

Beautiful building. Apartments themselves are quiet and rarely hear neighbors. Management team is not always on the same page, best to get things in writing and double check their work. There is always construction on the road in front of the building and the entrance roundabout tends to be a cluster. Definitely trendy...
