Pretty solid

This property has a variety of landlords, so I can only speak to my current situation. But it has been very nice here and I have been quite happy with the price and proximity to campus. I have upstairs neighbors, something that I was very worried about when moving in due to noise, however at least in my unit the ceiling structure seems quite good, and keeps my bedroom fairly quiet. There's a small pool which I haven't used yet, but when the weather's nice I'm sure people use it a lot. If you bike, it's a bit of a pain to get out of the pedestrian gate but not awful.

One important note is that I suffer from pretty severe allergies to dust, pollen, and mold, and since moving here I have felt really good. This is of course anecdotal, but my last (very, very dirty) home here in Baton Rouge left me with often daily migraines and unbearable pain. I've been almost totally fine here! The units aren't exactly new and some need repairs, but overall my unit has been very good.

In terms of partying, there's a bit of that but nothing crazier than what I'm used to in near-campus housing. You're right behind the Chimes bar here, so if you're worried about that definitely visit and get a feel for the location. Noise has only every now and then been a mild concern for me.
