The Avenue at East Falls
I loved loving at the avenue, we got a cheaper unit because it wasn’t renovated but it was still quite new. All the appliances and the bathroom were brand new. It’s a 8 minute walk to school, and it has a nice atmosphere. The gym is massive and has everything. It can be annoying because sometimes maintenance sucks but they usually get everything done and they’re very fast. If anything if wrong at all, don’t brush it off and go to the office. We were promised polished wood floors, and they weren’t polish so instead we complained and got $500. Secondly, neighbors are very nice and you can knock on their door if you need anything. However, do NOT get a spot on the first few floors, there is a bug and rodent issue down there. We lived on the 10th floor. Thirdly, I felt very safe living there because of the 24hour concierge and double keycard door systems.

Decent Living
Decent across the board. Nothing spectacular, but I don’t have many complaints (which is better than most). I value being close to the school so I have enjoyed the location. Its nice to have water and gas included in utilities, but you have to pay for electric, internet, and cable separately. I will likely be staying here for another year.

Overall, solid experience
Overall, this is a very nice property and I enjoy living here. The amenities are awesome (gym, outdoor space, pool). Most of the apartments here are renovated (cheaper if they're not) and my studio is a very nice space. There have been pest problems, but nothing that makes me want to leave. There occasionally is noise in the hallways on weekends, but residents are mostly respectful. I would live here again next year.

Charter Court
Compared to Alden Park across the street it looks like a dump, but compared to the high rises on Chelten, its a palace. Off street parking is very nice, as is the fact that there is a dry cleaners below and the lobby is a polling place during election season so there's no excuse not to vote.

DO NOT EVER LIVE HERE!
This place caught me with their renovations and love of pets, but this place literally messed up my life for sometime. They have a severe roach infestation in the whole building. Check google reviews. There is a lot more things wrong with this place

Charter Court
While I love the location, management is horrific. They often take days to respond to concerns and issues take months to resolve. The building is old and constantly needs work. They shut the water off regularly to fix issues with pipes. There is a gym, but half the weight set is missing and the machines are cheap. We used to have yoga and they cancelled it out of the blue. I recommend finding another place that's reasonably priced so you can save yourself all the aggravation of living here.
