a lot of noise due to ongoing construction all around the place. The lateral noise is well insulated but vertical noise is unbearable. The safety is iffy but what can you do living in the middle of Capitol Hill? The location is great, it's right in the middle of the Hill. I just wished it was a little quieter.

Living at Evolve has been a great experience. I was one of the first residents at this brand new development, moving in October 2014. I signed an 18 month lease and plan on resigning when the lease is up this summer.

All units come appointed with hard wood floors, granite counter tops, stainless steel electric appliances, in-unit washer driers and a balcony (a real one, none of this Juliet nonsense). My unit includes his and hers sinks, a walk in closet, and kitchen bar all of which helped sell me on my unit.

The management is very friendly and attentive. I've gotten to know them pretty well and they're always willing to help quickly whenever I need anything. Since the management is on-site, package delivery is accepted and signed for by then, meaning you'll never miss another package again.

The building is quite pet friendly. Many of the tenants own dogs and you'll run into them around the nearby parks. Seattle University campus is a popular dog walking route and during the spring and summer months, there is a large open field available for off-leash play. If you have a puppy, Seattle Puppy Works, a training facility, is right next door. There are two pet stores within walking distance -- Mud Bay and Rex -- so you don't need to shlep those 33 LB bags of food very far.

If you're young and single, you really can't beat this location. Located on 10th and Union, spitting distance from the bustling Pike Pine Corridor and walking distance from Broadway stores and restaurants this location is an urbanite's dream. The Union block is up and coming with lots of new stores, restaurants, and even a brewery having popped up in the last couple of months. There is also a QFC literally a block away and a Trader Joes within walking distance.

The obvious downside to this location is noise. The weekends are extremely noisey and during the summer, when windows must be open, the noise can really get to you. I'd reccomend taking one of the interior facing or Union facing units if you're sensitive to noise.

Additional bummers are the lack of amenities. No gym. No theatre room. No dog run. What we do have is a community room with big screen TV and DirectTV including all channels. It also includes a full kitchen and bathroom so you can host parties, and the community room lets out onto the building terrace. There is also a rooftop with beautiful views of Downtown Seattle and the Space Needle. During the summer, this is great amenity, though only having one BBQ available was a bit short sighted in my opinion. The missing dog run is a huge bummer because there are tons of dog owners and this was originally supposed to be a feature the building included.

Overall this is a great building and I am very happy with my decision to choose Evolve. There are many other buildings nearby that offer more building amenities so you'll have to weigh that when you make your decision about where to live.
