Avoid at all costs

I was a resident from July 2023 to July 2024. There were many issues with the apartment. The kitchen sink flooded multiple times soon after I moved in, and the apartment was covered in dirty, disgusting sewer-like water. The problem took months to be resolved. The AC never worked and the heating was excessive, and there was no control over it. Only one window in the apartment opened, and only by a small amount, which made it hard to get proper ventilation or to dissipate the excessive heating. There was no overhead lighting, which made the apartment always look dingy and dark. The washer and dryer in the unit took several hours to finish a cycle and were very loud, such that you could not have work calls or watch TV while they were running. The building is old, as is the apartment, which shows everywhere. The walls are thin and you can hear everything from your neighbors, including upstairs neighbors. Plus, the whole area is noisy and you can often hear very loud construction work starting from 7 am. The building also has a mice issue. I saw mice scurrying in the apartment multiples times. It's almost impossible to be at peace there.

Rent is excessively high. I paid around $4,000/month, and they tried to raise my rent to almost $5,000 after a year's tenancy.

Worse, Avalon has unlawfully retained my security deposit. They claim I gave insufficient notice that I wasn't going to renew the lease, when in fact I gave almost two months' worth of notice, and then offered to stay on an additional month, but was told that they had already leased out the apartment to a new tenant whose lease would start right after mine. There was no provision in the lease stating that they could keep the security deposit in this manner, and they cannot do so under Massachusetts law. I intend to sue to recover the security deposit and invite other tenants who have had their security deposits unlawfully retained to contact me.

Better highrises out there

there are no amenities, except the gym. Something is always faulting in the apartment and maintenance constantly comes in to do check ups. For the price of rent, the building is falling apart.

You can also hear everything, don't even bother complaining because they do nothing about it.

It's a smoke friendly apartment, so it's ok for me to have to tolerate smoke smell coming in through my AC vent causing me to second hand smoke and stink up my belongings, but I can't have a pet because the buidling is not pet friendly.

Recent Upgrades in Centrally Located Apt

Avalon Prudential has undergone significant renovations in the past few years to keep up with the new housing stock in Boston. There is now a gym, most of the units are renovated, and the layouts are some of the most spacious I've seen for luxury housing stock in Boston. Highly recommend to others who want to live in centrally located Back Bay and part of the Prudential complex.

Avalon at the Pru

The Avalon located in the Boston's Back Bay on Boylston Street is wonderful. It has a great location, right near the Copley T stop, great amenities (rent includes some utilities, access to gym, etc), beautiful building. Very expensive but comes with great perks.

Awesome Location!

The apartment had a very spacious floor plan and I loved going to the gym. The workout equipment was modern and it was kept very clean. Prudential and Copley shopping malls are right in your backyard, and there are so many places to eat nearby, plus an apple store. It's everything you need right at your doorstep.

Great Location but Old Building

You honestly cannot beat this downtown location. Easily walking distance to everything you need and more. Access to Shaws, Parking, Shopping and Public Transportation all underground (great this past winter). Management is OK, they are quick to reply to requests however are not always easy to get answers from. The building itself is on the older side and the walls are very thin. Thank you colicky baby upstairs...

close to school, close to transport that takes you to CTC
6 minute walk to beacon campus. Bus available every 10 minutes to go to CTC. can also take T Green line (every 10 min) or NECO Shuttle (weekdays, schedule vary).
Area relatively noisy (ambulance and fire trucks), although I've been to much noisier areas.
Close to campus! Close to Newbury street and the Prudential Center. Also close to BU campus and Fenway.
Very safe. Close to school and the esplanade. Accessible transit.
Back Bay is a beautiful neighborhood with lots of character
I feel very safe in this neighborhood. It is close to both work and school, as well as multiple shops and restaurants
Noise from the street isn’t great. Otherwise the location is great.
Close to most things in Boston, makes the city very walk-able. However it is expensive and parking is a real pain. Much more central than Fenway and not nearly as crowded as the South End or Beacon Hill
Safe with many resources available.
