2400 Chestnut - A+
As a former tenant of 2400 Chestnut, I cannot recommend the building enough.
I initially walked in for a tour with no expectations, as I had 2 other tours later that day. I never made it to those other tours and found my new home of two years in this building, and I had a great experience throughout my time living there. The building is in close proximity to everything I was looking for in Philadelphia, restaurants, bars, coffee shops, and some great independent local stores. Rosey's Tacos, and 1TPL are two of my favorites, and I'll be looking for an excuse to visit both since I now live outside the city.
2400 Chestnut has a 24 hour concierge, so there is always a familiar face any hour of the day. I've seen a few families in the building as well, and at no point did I feel unsafe in the building.
There was some construction noise early on, which has since ended. The construction was for some AMAZING new amenities that have been added to building such as a brand-new HUGE gym and a really cool lounge with private study rooms and an enormous TV. There is a brand-new package and mail room as well.
My apartment was great. I had a one bedroom that looked brand new when I moved in. Any issues big or small were handled by management/maintenance as fast as reasonably possible. All of the staff in the building are very nice and make an effort to get to know you as a person which I also appreciated.
Great location, great building, ran by great people. If you're on the fence, book a tour and see for yourself.

We love 2400 Chestnut! There is a tight-knit community and very friendly staff and building manager. It's amazingly well-situated near the Schuyllkill river trail, many bus routes, Rittenhouse Square shops/restaurants, and a short walk from Penn/hospital campus.

Great building
I've greatly enjoyed living at 2400 - the management is very responsive and quick to take any needed action. The location of the building is unbeatable and feels very safe.

Convenient living for medical professionals
I’ve had a great experience living at 2400 Chestnut. The apartments are newly renovated with a convenient attached parking garage and brand new relatively comprehensive workout space. The staff are incredibly nice and friendly. The daily shuttle to university city is incredibly convenient, often driving directly to the medical campus in the early morning for medical professionals. I wouldn’t want to live anywhere else

2400 Chestnut
2400 Chestnut is a wonderful apartment for CHOP residents. It is a close walk to the hospital and also has a shuttle service. Our amenities, including a new gym and work spaces, are great. The building has a good package service and the staff at the front desk are amazing. Parking is very reasonably priced and probably the lowest of any building in the area.

Love this place!
Have been in this apartment building for all three years of residency, and plan to stay into fellowship as well. Friendly staff, clean apartment building, brand new gym, free shuttle that takes you to the hospital, etc. Only a 5 minute walk to the train station, 2 minutes walk to the beautiful Schuylkill River trail to walk/bike/run on, and 15-20 minute walk to CHOP.

Management is very responsive and staff are kind. Daily shuttle to the hospital on weekdays is a godsend. Only drawback is shared laundry (each floor has 2 pairs of washer and dryer), although it’s free.

Random fire alarms, bad insulation, and spotty maintenance.
When touring the building on a quiet Sunday afternoon, it seemed like a perfect place. The truth, however, was quite different.
Despite seeming to be newly renovated, the improvements were facial. Pipes are frequently clogged, water shut off for sections of the building with little to no warning, and fire alarms going off randomly throughout the entire building throughout the night and day. Occasionally, management has blamed this on people leaving the doors to laundry rooms open and steam getting out. Something that residents do because there is absolutely no ventilation in the laundry rooms, so the equipment is frequently covered in condensation.
Also, does that mean there are no fire alarms in the room with dryers, the leading causers of residential fires in the US? Maybe they are not concerned about it because they barely work, with it not being uncommon to run the dryers 2 or more times to actually dry your items.
In the units themselves. There is little to no sound isolation. I can hear when any one on my floor opens their door, does laundry, or even just has a normal volume conversation. To top this off, all of the doors are, according to management, required to forcefully shut under fire code, which results in your halls being an echo chamber of these loud slams day and night. Likewise, there is little to no thermal insulation, which will unfortunately drive up your electric bill.
Fortunately, I was able to save money last December because one of my heaters was not working, and maintenance taking two weeks to respond, and then another third week to actually make the repair despite the "high" urgency request submitted.
Interestingly, during those three weeks, my door was sprayed with WD-40 four times because my neighbor (not me, the actual resident) had complained to management about the squeak it had when I turned the handle. I was never notified by the building about this, but was only informed when I got back to my apartment and found my deadbolt was unlocked and subsequently bought myself a camera for inside my apartment.
Likewise, despite 33 floors, there are only three elevators in the building. These elevators can be slow under the best conditions, but at least one elevator is frequently out of service, which compounds these delays.
Finally, while the location of the building is nice and in a safe area, you are still in a city. Occasionally, this means you might feel unsafe or have an encounter with someone that is homeless. While I think the building's biggest strength is it's security, you can expect to get emails from the building noting potential risks and giving guidance such as "make sure you do NOT hold the door open for any homeless people looking to enter the building" and that "keeping these doors closed and secured is for everyone's safety and security in our building."

I actually really love this apartment complex! It comes with a shuttle service that is included in the price of rent and free 30 coffees per month with a La Colomb coffee machine.
It is a little pricey but very close to hospital and the shuttle service is so amazing on early days rather than needing a car or catching bus. Also walking distance from the hospital and right next to center city so lots of close food options and things to do. I lived here for three years and really enjoyed it - would recommend!

That being said I did notice that most students lived on the side of the school!
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
