Great space and location

Excellent amount of space for price. Very responsive management staff. Would like more natural light and outdoor space.

Great living experience

Pros:

- The apartments in this building are very spacious and high quality. High ceilings, large windows, modern appliances, dishwasher and washer/dryer in unit, and almost no maintenance issues

- The building hires a full-time maintenance person, who not only keeps the building and its surroundings clean, but also is extremely responsive to all maintenance requests

- The residents are very friendly and the environment feels safe. I've never heard of missing packages or crime in the area

Cons:

- The walls are extremely thin. Noise carries across rooms and across apartments, which is frustrating

- There are no amenities. No gym, no rooftop, no common spaces

- Trash is located outside of the building. When taking out the trash, you need to carry it to a dumpster in the back of the building, which is inconvenient

Great Location and Upkeep

Love living in Fitler square- 6 min by bike to school, 1 block from river bike and walking trail and dog park, and 10 min from rittenhouse and center city. Supor lives in apartment and will respond immediately to any maintenance requests. Building and surrounding area quiet and not distracting. Communal bike storage room in basement. No gym or common space, but nearby Sweat Fitness and running trail makes this doable. Parking available for additional fee, one guaranteed spot per Apartment. Package drop off and pickup area secure. No rent price increase from last year.

It's not a high-end option, but it’s a great value if you want to optimize for space and location and want to keep your budget down. I've loved living in Fitler Square.

266 South 23rd Street - Solid

The apartment isn't beautiful looking, but it gets the job done. It is extremely spacious for the price, no doubt, but everything seems a little "lived in" - the carpets are stained, the walls are spotty, the heating system is a bunch of exposed pipes near the very high ceiling.

There's a stark contrast between the management and the super. The management is not particularly responsive. For example, it took me several months to get my name set up on the buzzer system for the front door. They did not get the place cleaned before I moved in, and they've moved slowly in response to issues (bugs, broken heating system). The super, Johnny, is incredibly responsive, and will help you fix/climb/exterminate anything you want at seemingly any time of day or night. So it evens out.

The ceilings are high, the neighborhood is fantastic, and it's overall not far from campus (20-minute walk from HUP). No gym or amenities included, but it's not a bad deal.

Great for young kids

Being close to campus, but still in Center City has been great. We love being close to Taney Park (the dog park) it has been one of the best things about the apartment. It is also nice to be close to the running/cycling trail. The apartment doesn't let in a lot of light and noise from the street, neighbors, and hall can be annoying at times, but not often.

Hidden Gem in Fitler Square

This apartment was a great find in Fitler Square. The location is extremely convenient, as it is a close walk to both campus and Rittenhouse Square. The apartment is very spacious, and has many features that have recently been redone, including the kitchen granite and hardwood floors.

Fitler Square is really cute and homey. It's around a lot of other medical students, so it's a good social area and has an easy commute to school. It's also great if you like running because it's right off the trail on the river. Food is good but a bit homogenous (compared to West Philly especially.
Locust and spruce feel a lot safer than market or chestnut at night. Very residential streets with beautiful brownstones. Also close to dog park and the river walkway. About 10min walk from the popular buildings and 25min walk to huntsman
good place for people new to the city! close to both Penn and a lot of stuff downtown. I never lived in Philly beforehand, and definitely recommend this location
Love the neighborhood! If you're interested in being close to the center of the city and being able to actively explore Philly (for a not extreme price) it was great! Also was easy to get to my school - University of Pennsylvania. 15-20 mins to get to school by transit; 30 mins walking.

That being said I did notice that most students lived on the side of the school!
The beautiful tree-filled neighborhood is full of families, dogs, and students - it is safe, full of great restaurants, and boasts an equally quick walk to both University City and downtown attractions. The immediate access to the Schuylkill River Trail also can't be beat. While we lack apartment amenities, we love living in a historical brownstone that has charm and character. This is an area where you can live as a student and stay for another 20 years after that.
Great neighborhood, though expensive for Philly. If you're a Penn grad student who wants to be near campus but not on campus, it's ideal for distance from school and the Rittenhouse area. Lots of parks and residents are friendly.
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
The neighborhood is very residential. Not a ton of bars/restaurants which can be annoying if you just want to pick up food after a busy day, but it's right near the park and Skukyhill river trail which is great for exercising and getting outdoors. Close to Trader Joe's and South Street market which is convenient
Center City is a fantastic area. I live on the northern side of it, which is the more financial/industrial/apartment building side. I live 2 blocks from a busy Trader Joe's and inches away from tons of great restaurants, corner stores, and shops. It's close to Rittenhouse Square, a swanky square block with a tiny park in the middle, as well as the Schuylkill River trail (great for running and biking) and the Art Museum area. Multiple major bus lines slice through this neighborhood, making it quite easy to get anywhere when you don't want to walk or bike.
