Excellent Building - Even Better Front Desk and Management
I would recommend The Latham to anyone looking for a quiet place in the city. Studio apartment with access to neighboring building's amenities (movie room, gym, big kitchen). Pearl Properties employees are so nice too. I don't know how they find them but every single person I interacted with for the last 3 years was so genuine. Caitlin at the desk was always so cheery in the mornings. Could not start the day off bad when she is around.

Latham Studio Great for Grad Students
The Latham building provides studio options that are newly renovated and have tons of storage. The building is quiet and W/D are free for residents with two on each floor. We also have access to the 1700 Chestnut property across the street to use the gym and amenity space.

Very affordable studio with good quality
Around rittenhouse, good location. The apartment only has studios. Pretty affordable. Pretty quiet. Shared laundry. Can use gym across the street.

Perfect if you don't need a ton of space
Updated kitchen and bathroom, with a tiny freezer, dishwasher, oven and microwave - super cute. Not a ton of space (this was a former hotel), but if you come in knowing what to expect this is a great value option in the heart of Rittenhouse, on a safe street, and with lots of food options nearby. ~30 min walk to campus but right next to the bus stop. The CapitalOne cafe downstairs is a bonus for coffee addicts!

Nice but expensive
The place itself is really nice, it is just really expensive. I will not be living here next year due to the price, but if the price is not an issue I recommend it!

Good company and area makes it worth it
Have lived in my studio for two years. No complaints my first year. Property super responsive, safe area, modern/up-to-date facility, access to gym (across the street in the neighboring building). Since covid and WFH still no major “issues” with the building, but the studios are VERY small—mine is like 300sq ft—so may not be the best choice for spending all day in the same room. But the location and building make it worth it. I moved to the Philly area not knowing anyone, so safety was my biggest concern and this was the perfect solution. The whole building is studios and most of them are other students. Lots of girls. Not a social building and very quiet.

The Latham
Apartments are renovated with great appliances and amenities. Only downside is the square footage. The studio apartment I am renting is just under 300 sqft.

Perfect for 1 person but small for 2
I like the location, my unit's finishes, and the management, as well as being able to access 1700 Chestnut's amenities. The units are small and even mine, one of the largest, is not enough room for a bed, kitchen table, and couch

Love it but Pricey Studio
I love living in the Latham. The facilities are clean, the amenities are great, and the apartment itself has large windows and updated appliances. It's a great space to live - the building is all studios and is usually very quiet.
It's a bit pricey though, and I think you could get a similar living experience for a bit cheaper!

Rittenhouse Square Reviews
Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
