Very Happy with the Griffin

I love it here. Awesome location, high end amenities, incredible views, and friendly young professional neighbors. While the Griffin isn't cheap, it's still a much better deal than comparable options near Rittenhouse and the Midtown Village neighborhood has a lot more going on. Highly recommend!

Outstanding place to live

While most Wharton students stay west of Broad, I'm thrilled that I looked beyond the typical Rittenhouse Square buildings. The Griffin, on the corner of Broad and Chestnut, is a brand new building that has amazing amenities and is part of a very lively neighborhood. The building itself is well managed and typically if there are any issues they are resolved quickly. The two bedroom floorplans are actually quite spacious, though they can be a little lacking in sunlight. The Griffin also has the nicest apartment gym I've ever seen. The free weights go above 50 lbs, there is a fully functional yoga room, and the machines are functional enough that I've been able to actually replace my gym membership. The rooftop is one of the nicest views in Philadelphia and it's actually pretty active on weekends. It's a great space to grab a few drinks with friends or host a larger group for a party. Lastly, being right on Broad and Chestnut makes the Griffin very public transit accessible. I'm able to take the MFL right to campus, and can pretty mcuh get to any part of downtown Philadelphia within a 15 minute commute.

Highly Recommend

I very much enjoy living at The Griffin as this is my second year living there. They provide exceptional amenities. The apartment homes are very modern and provide a great environment. The property management could be a bit more helpful but besides that I highly recommend it.

Very nice experience

Love the neighborhood, the building, the management and the amenities. Building is brand new - renovated (I am the first tenant of my apartment). In the Top Tier of best buildings in the city and at better price (and this without considering we got two free rent - months - unsure if this offer is still valid or was a first year promotion thing). The Rooftop is first in class. Amazing view of the city hall and the center city and great amenities - everything you could wish for. Perfect for hosting dinners. And having a golf simulator is great. Management is very nice and professional. The 2 bedroom - 2 bath is awesome - beautiful, big and luminous. Other appartments are also great but only issue is they have less light. Distance from campus is 30-35 minutes walk but the 15th St Trolley takes you to Campus in less than 12-15min door to door. Also best restaurant scene in Philly (13th st).

Very Happy New Tenants

Been living at the Griffin for a few months now, and the whole building is 5 stars!
First ones to live in the unit, so everything was perfect. Brand new appliances.
Maintenance requests have been handled seamlessly.
Amenities are great and well kept.
Property staff are amazing at their jobs!
Only drawback is lack of parking space or partnership with a local lot.

Great Apartment/Building

Beautiful roof deck with indoor area to lounge and play games. There’s almost always room to find a spot. Apartment itself is spacious and clean. Gym is awesome and has everything you need for a good workout. Front desk staff very friendly and leasing staff is very friendly and easily accessible.

Fantastic Perks

Griffin apartments is a clean new nice place to live! I highly recommend it. It has a great gym. I love the view. It is really close to the subway. It has awesome door people. The management is also cool. I recommend it to anyone looking to work in the city.

Perfect Apartment

Modern design, great amenities, unbeatable location, very accessible and responsive staff, building-sponsored events. Fellow residents are friendly and concierge is very helpful. I've lived in a few buildings. This is the first one that really feels like a community.

Great living space

The Griffin has been a very positive experience. The building is newly renovated and clean and has great amenities including a gym and beautiful roof deck. The management staff is very nice and I love having the concierge there 24/7. Would definitely recommend for young professionals who are looking for a well maintained building in a convenient location.

Access to restaurants, attractions, and shops in Center City and even nearby in South Philly or Rittenhouse Square is superb. There is generally a lot of street traffic and drug addiction and homelessness are common in the area, but typically not a source of harm for passersby and also not much different than in any other major urban center in the U.S.
Best neighborhood in Center City - can't beat the price for what you get. Amazing location, just a short walk to Rittenhouse or Old City. Can't beat living in the heart of Center City, and only a 7 minute walk to the hospital. Plenty of night life.
Some crime in the area, but overall, great bar and restaurant scene with easy access to public transit.
Center city is arguably safe but sometimes there are some issues. Police are responsive.
Midtown Village is quickly becoming one of the best places in Philly to live. The quick downside is there's a lot of construction in the area, but that's also the positive if you're okay with the feel of a city that's constantly changing. The area already has lots of great bars and restaurants, and all the new construction is adding in great new options for grocery, coffee, and convenience items. There's now a Target, Mom's Grocery, multiple Wawas, Sweetgreen, etc. all in close proximity to mainstays like Reading Terminal.
Midtown Village is a fast-growing and both has great mainstay restaurants like El Vez and Barbuzzo as well as amazing chains like Chipotle and Sweet Green. The addition of a Target, Wawa, CVS, Starbucks, and Petco makes it even more accessible and naturally the location is as central as you can be in Philadelphia. In comparing options, you usually can get a bit of a discount versus Rittenhouse Square and Old City, mainly because the Midtown Village brand is still being built up, but you really can't beat the location and access to amenities. The only thing it's missing is a full-service grocery store, but between Reading Terminal Market, Target, Walgreens, and CVS you're pretty set. The main downside can be the noise and litter that comes with being in the heart of downtown, but it's a trade off I'm more than willing to make and has been getting better with time.
I love this neighborhood! It's very lively and great for young adults. There are a lot of cool restaurants/bars around. It's a little pricey but what can you expect from being in the center of a city like Philadelphia?
The area is filled with lots of young people. I don't feel unsafe walking around even at night because there are people out all the time. There are a couple of narrow streets I probably wouldn't walk through though.
The neighborhood is amazing and getting better every day! It combines access to great daily conveniences (coffee shops, Target, Wawa, etc.) with some of the best independent restaurants and bars in Philly. The location is incredibly central overall and transit options can get you pretty much anywhere in the city. It can get a bit noisy, though that's the price you pay for being downtown.
