Disappointing
Disappointing. Apartments are very small. Electricity is very outdated. I had to purchase 3 prong adapters just to use my electronic devices. As a result, the power is weak. Also, cockroaches! I’ve had to have them come with pest control several times and I still have roaches! They are not from me - I’ve only lived here 2 weeks and I’ve never had a problem at my prior apartment. I’m counting down the time until my lease is up. I’m very disappointed

Expensive but close to school
The apartments at village at horspen are well-maintained old-style homes. They have nice community facilities including a pool and a volleyball court. They also have various events they throw for the community; food trucks, halloween candy bags etc.
However, the rent does not include anything and with only 628sqft of space there's not a lot you can fit in the apt. The kitchens don't come with a microwave but has in unit washer and dryer. Your water and trash bill may constantly be above $70 a month and your electricity bill can sky rocket just from using the heater for 30 mins. I would recommend getting a space heater for the winter if you cannot bear the cold. Utilities can add up to another $150 per person and at that point you may have been able to find something else.
It is very close to U of R any where from 40 mins walking to 8 mins driving.

Good Apartment Close to Campus

Perfect for law students
Way overpriced if you're living alone, but so close to the school. Also very safe, it's in a neighborhood & by an elementary school. I've never felt unsafe here. Parking on the road is plentiful but if you're lucky you'll get a unit with a small parking lot nearby. Not terribly impressed with the office staff, but maintenance fixes issues crazy fast. You pay trash and water/sewer through the apt's portal, but it's an additional charge beyond the rent. I can hear my neighbor screaming at her boyfriend sometimes and my wall art shakes every time they slam their door, but I've never lived in an apt. that would do otherwise. It's not fancy, but it's perfect for what you need.

Expensive for Small Unit
The price noted only includes the base rent. There are fees like trash and water that are not part of the contract. The rental company charges you the fees on top of the rent. These fees fluctuate every month. You will also be responsible for internet and electric on your own account. I pay about $1500 a month in total for a 650 sq. ft. apartment that was built in the 1940s. The only redeeming qualities of the unit is that it is close to campus and they allow dogs of all breeds.
