Comforting atmosphere to come home to

The management of this place is superb. The doormen and front desk workers *always* greet you with a smile. Maintenance is very responsive and effective as well. Each unit is owned by a different person, who then rents it to you, so I imagine the apartments vary, but ours has been recently updated with hardwood flooring and a new master bath.
The apartment itself is super spacious (much larger than I'd get for the same price in other Rittenhouse apartments). The location of our unit isn't the best—fourth floor, right above the trash collection area—and the kitchen is very old and a bit cramped for counter space. We also never get any direct sunlight. But the pros outweigh those cons. Lots of space, recently renovated bathroom, effective heating, in-unit laundry, lots of space! Right on Rittenhouse Square, walking distance to dozens of restaurants (high and low budget ones), twenty-five minutes from the law school. Rittenhouse is the place to be. I don't feel like I'm trapped in the law school bubble quite as much because I live here.

Not the worst, but with fair share of problems

The building is very old. You can see this in the windows, appliances, floor, etc. There is not widespread but recurring mice infestation issue. I actually had to deal with that problem in my unit. Management team is unreachable which almost makes their existence pointless. Other than that, the staff including doormen is very kind. There is also a huge variance in quality of the units because the building in a condominium. If you are considering this building, you must check the unit out in person.

Great place to live

I've lived here since august 2019 and it's been great. There are not a lot of wharton students in the building but that's not a problem for me. You're perfectly located right on the square which is fantastic. The building management is very nice and attentive - anytime I have a problem they come fix it within the day. I have a balcony and an amazing view. I feel very safe in the building. There aren't nearly as many amenities in the building as there are in the newer construction but I find I don't use them anyway.

Good Apt. - little far from UPenn though compared to buildings in 20's.

Very good standard units. Covid has impacted amenities. Doormen are excellent.

Studio Apartment in Dorchester

Great building with very friendly and attentive doormen. The building itself is not the most accommodating, and has strict rules about the use of elevators, bringing large items into the lobby, and has A VERY STRICT no pet policy (with large fines for violations). The extra amenities (gym, pool including access to the roof) cost more. There are also often things breaking or malfunctioning, including: the fire alarm going off constantly due to building or construction errors; the garbage disposal breaking and pipes clogging often; and the heater malfunctioning or the management not being attentive as to when they need to switch it from AC to heating, and vice versa.

But my apartment is recently renovated and lovely, and a great space (albeit small, especially when both of us are working from home during quarantine). The corner apartment brings in so much light, and the balcony is an amazing addition, which gives us a little more room, and made it possible to work outside over the summer.

Dorchester

I love the building and the space but the fire alarm goes off once a week or so and sometimes at 3am. The doorman are super nice and I feel very safe in the building. Great location, utilities and cable are included in rent which is a great perk. Internet only costs $25/mo because of their bulk deal with comcast.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail

Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
