Highly Recommend with Caveats

If you can find a private condo owner to rent from, Parc Rittenhouse is one of the best places you could live. It's in the center of Center City, was formerly a Sheraton, and has great facilities (doormen, lounge, conference room, gorgeous lobby, gym, outdoor pool though only open in May-Aug). The tricky part about renting here is that most of the available for rent condos are rented through a broker named Alan Domb, who has a poor reputation but monopolizes Center City.

On the higher end, but good value for money

This is a recently renovated building with 24hrs front desk. Maintenance is also available 247, so if anything breaks in your apartment at 2am - you just call the reception and someone will be there in a few minutes, which is very convenient. Apartments all have great appliances, hard-wood floors and are well-maintained. The building also has a gym and pool, as well as a residents lounge, which is very nice and especially convenient for Wharton students who need a place for group team meetings. Unlike some other buildings, there are 3 elevators which are very fast and you never really need to wait for them (if you are late to a 9am class...). This building is probably on the higher end of the price range, but at the same time still cheaper than some other buildings, and much better value for money. It has all the infrastructure restaurants downstairs, and you are right on the square. One thing I would recommend, if considering an apartment in this building - is to not take anything below 6th floor. Lower floor apartments can be quite dark, especially those facing the courtyard - not a lot of daylight. But they would also cost less. Overall - great building, for those who value convenience and want to have a renovated apartment.

Love the Parc!

It's a fantastic location (right on Rittenhouse Sq). The doormen and maintenance staff are very friendly. The lobby is clean and lovely. The pool and gym are fantastic. It's a condo building so all apartments are different. But we've never had any problems with ours.

Amazingly friendly and helpful building staff

The building has superb location, right in the middle of Rittenhouse Square. All the staff are not only extremely friendly but also very helpful, e.g. they will make sure you get a cab during rainy days and help you with unloading groceries from your car. The finishes of the apartment are of high quality, especially kitchen area and bathrooms. Outdoor pool is a plus, though it is only opened 6 months a year.

Parc Rittenhouse is Amazing!

Amazing! Great location on Rittenhouse Square, very friendly staff, small gym open 24 hours, pool only open in the summer. Available parking, dry cleaning service, free wifi in common areas of the building, study rooms for free, conference room can be rented out. I never want to move!

Great management, excellent amenities, and premium location right on Rittenhouse Square!

Great concierge and management staff, very warm and friendly. Very efficient and responsive with maintenance requests. Great amenities - lounge, pool deck, gym, etc. Love the location on Rittenhouse Square, close to all the shopping, restaurants, the 21 bus stop, etc. My unit faced the interior courtyard and could have used some more light, but the upgraded appliances, high quality finishes, and large kitchen and bathroom floor plan of the unit were worth the slight premium you pay for living right on Rittenhouse Square. This building has a lot of Wharton students as well, which makes splitting cabs in the morning easier :)

Small room, expensive rent, good common area (gym, pool, study room), great doorman, good service in general, Great location, You can probably find better value elsewhere but this is a safe bet

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
