I have lived here for the past two years, can't really complain. I really like how my rent is all inclusive of utilities and the updated kitchen.

It's in Shockoe, about fifteen minutes from campus when taking the toll road. Management is quick to respond to maintenance requests (usually within 24 hours). It's an older building, so the walls are super thick. I've never heard any of my neighbors before. Biggest complaint is that my unit is a little small (I've seen others, especially those on the top floor (fourth) that are larger), and there's not a lot of storage/closet space. I signed my lease without seeing it in-person, make sure you don't do that (or get an accurate virtual tour of your actual unit). Units on one side of the building have great views of downtown and lots of sunlight; my unit is located on the other side, which looks into an alleyway. It also has no gym, pool, or any community amenities like that, or a dedicated parking lot for residents. I pay an extra $95/mo for a CityParking pass in a lot across the street from the building. If you really want to live alone for a reasonably decent price and don't care about all the frills/extra stuff (personally I just use the amenities that my friends' apartments offer), it's not so bad.

It's a pretty simple apartment complex with an industrial style. It's a super old building but the interior has been renovated in the past few years. Because it's old, the walls are super thick so I never hear my neighbors (with the exception of a dog barking occasionally). I've had to have an exterminator come out because of some issues with bugs.

There are *no* amenities whatsoever (ex. gym, pool), nor does it provide parking. Luckily, there are two parking lots that provide monthly parking for an additional, separate charge. So, I pay $1,075 for rent each month and a separate $95 to the parking company. This was probably one of the cheapest options for a one-bedroom apartment in the area, and all utilities are included. My apartment has stainless steel appliances, granite countertops, and hardwood floors. There's not a lot of closet space and the bedrooms are kind of small.

It is located in Shockoe, which is ~20 minutes from the law school. This hasn't been a dealbreaker for me, but it could be for someone who wants to be closer. I'm also about 10ish minutes away from the nearest grocery store. Free street parking (if you want to have friends over) is available but it's hard to find an open spot during the afternoons/evenings. There are, however, pay lots surrounding the building. The neighborhood is alright, but I haven't been able to do much exploring because of COVID.

Management is pretty responsive to repairs and other things, no issues there. I chose this apartment mainly because I was pressed for time (I got off the waitlist in July), and didn't tour it in-person before I signed the lease.

Positives: Quick to respond to a maintenance request, great location, good looking interior with exposed brick, reasonable rent, good for dog

Negatives: Lights bulbs go out frequently, living room/kitchen area is dark with only one small window.

Recommondations: Add a window or make the window larger in the living room.

I have lived in nearly every neighborhood of Richmond in numerous apartments, and I have NEVER been so pleased with a leasing agency or an apartment complex. The property managers and maintenance team are responsive, genuine, and professional.
The apartment itself is gorgeous - exposed brick and support beams, gorgeous appliances, granite countertops, beautiful bamboo floors.
The building is also in the heart of Shockoe Bottom, right on Cary Street. I could not have asked for a better experience than the one that I have had with this leasing agency and apartment.

Great price for the area. Close to MCV, so good for med students and other professional students. Management group is hit or miss. Sometimes people do not clean up in the common areas. Walls are very thin. Can walk to pretty much anything. No parking lot. Street parking usually not a problem.
