Eagle Heights reviews and highlights
- wonderful family-oriented community
- by far the most affordable option in the downtown area
- safe place to live
Can't beat the price but you have to put up with a lot
If only UW Housing cared as much about the Eagle Heights apartments as they do student housing/dormitories. Our buildings are in great need of a hefty power wash and only very light cosmetic improvements are ever made. I.e. they painted our hallway this year. We are asked for feedback but none of it is ever acknowledged and nothing changes. The international community is wonderful, as is the free 80 bus that runs through. Close to the lake with hiking trails. Laundry in each building and I never have a problem finding it available. Those are the positives....
The apartments were built in the 1950s, I believe, and they look it. Bathroom sink = small with zero counter space. Kitchen sinks - you can't even fit a decent-sized pan into it to wash because they are so small (11" x 11" each). There is no kitchen counter space to speak of and the storage room in the apartment is not a lot. (You do get a storage area in the laundry room.) I have to keep my windows open in the winter because it gets too hot even though I have the thermostat turned all the way down. Maintenance "fixed it" but they really didn't. Nothing changed.
Spiders are a problem and I'm an arachnophobe. I get infestations of ants in my kitchen a few times every year. UW Housing just blows it off instead of actually doing something about it. ("Well, you have to expect that when you live by the lake.")
Parking stalls are entirely too narrow and you can barely get your car door open when someone is parked next to you. Again, UW Housing doesn't care, so expect a few dings in your paint.
We HAD cable TV included, but they dropped it because it was "too expensive". We did not see any reduction in rent.
Some things could definitely be done to improve the space in each apartment, but UW isn't going to do it, and they ignore feedback. Meanwhile, put up all of those huge new dorms with crazy amenities so that the parents of freshmen are impressed and satisfied.
By the way, forget getting any sunlight in your apartment. The windows are small.
And did I mention the spiders?
I stay only to save money because rent is outrageous everywhere.

Location
The area is nice, green and my apartment is affordable, however, bus route from my apartment to downtown Madison sometimes is not convenient and frequent like during weekends. I can just wait for and take the bus 80 arriving every hour.

7/10 stars
Its a great place for families but if you are looking to be close to school and downtown, I would look elsewhere.

Eagle Heights
1. Management team set up COVID quarantine in the community without any notification or public hearing. This makes me feel like the Eagle Height community are not care about their resident.
2. The sound of glass breaking shattered the quiet of the night, many car windows were broken by theft in Eagle Heights. Again, the management team is not updating any case progress or result. This makes me feel like the Eagle Height community are not care about their resident.

Great for the price
Not a bad apartment for the price compared to some of the high rises downtown. Drawbacks are that it's a long ways away from the B-school and the buses only run once every hour on the weekends and non peak times. Overall I feel as if its a decent deal for a student on a budget but it makes getting to MBA events a pain.

Eagle Heights
Eagle Heights are simple but well maintained apartments operates by he University. They’re a great place if you have a family and there are many families choosing to live there. There is a lot of open space here: basketball courts, picnic shelters, playgrounds and open green spaces, as well as a huge community garden. It’s well connected by bus and bike path. Here are some pros and cons.
Pros:
Cost
Maintenance is quick and effective
Parking included
Next to the lake
Bike path
Bike racks
Green spaces
Free laundry
Pretty quiet, family oriented place
Secured storage in basement
Cons:
Secluded- restaurants, bars, grocery stores are not easily accessed by foot
No dishwashers
For most apartments, laundry is outside unit (but in building and free)
Quiet family oriented place may not be great if young/single and looking for more of a social or night life.

Basic and convenient
The apartments at Eagle Heights are very basic (no frills), but they are very affordably priced and convenient to campus.
Pros:
- close to campus
- affordable
- family-friendly (if you have kids)
maintenance people are extremely quick to respond to issues
- I've had great neighbors here
- pets are not allowed (though I have seem some about, so I'm not exactly sure what the rules are.)
- 80 bus runs regularly and is free
Cons:
- no dishwasher
- shared basement laundry
- can be noisy at times (examples: if you live on the bottom level and someone lives above you; during the warmer months, if there are a lot of children in your unit and they are playing right outside; some pets are allowed, but not others, so there have been sounds of dogs barking; the occasional car alarm going off; etc.)
- rooms are small
- some units are still permitted to be "smoking" units
- I guess pets not being allowed could be a con for some people
- limited storage
