Great location. Decent gym. Electricity was around $40 per month.
A bit noisy and the fire alarm went off falsely about 5times in the year. all else was great for the price point.

Great place!

My partner and I just moved in a few months ago but we really like it so far! It's a doorman building (they are all super nice), they accept your packages so they're never stolen, and you need a fob or keycode to get into the building so it feels very safe. The doorman used to be 24/7 but they recently switched it so that there is no doorman between the hours of 11pm and 6am. Rent is super reasonable for the location being just a block away from the park! There's also a small gym in the basement available to all residents (small but gets the job done for most things). The management has been super responsive to maintenance questions and requests. It can get a little noisy in the living room because it's on Walnut but at least in my apartment, the bedroom is very quiet (not sure how they work that magic!)

great value for money

false fire alarm twice this semester.
they removed front desk people for 10pm upwards I think.

overall like the place, and at its price point, it is a steal.

No frills, great location, in unit W/D

- easy access to the 42 and 21 bus to work
- relatively quiet area if above the 5th floor but much louder than grad hospital area
- so many nearby food options
- street parking is difficult (usually park 10-12 min walk away)
- combo w/d isn’t the most efficient- doesn’t dry well

Perfect location, except for the noise from being close to walnut street. Apartments are spacious, but the building lacks common spaces.

Good price for what it is, but can hear street noise from 6th floor unit

The unit is nice with in-unit laundry, dishwasher, nice finishes, great location, gym, responsive management, and large windows. However, I am on the 6th floor facing the alley, and I can hear noise as if the windows are open. Usually it's fine, but there are early morning trash pickups around 6-7am many days a week (even weekends). If you are a light sleeper or not an early riser, I would reconsider this option. Perhaps the units on a higher floor or facing the street are better though.

Good deal

Pretty good place to live given the great location and size of the apartment. Has hardwood floors, new appliances and nice front desk staff. It can get a little noisy on the street occasionally but nothing too bad. I have no noise complaints about neighbours, walls are pretty soundproof. Management is fine, run by a smaller number of staff. They have a small gym which is clean, never crowded and fine if you don’t require a variety of machines at the gym.

Great price for location; management is okay

Management is not that great, but the rent is very reasonable for the space. There aren't amenities like a rooftop or nice gym, but the price for being one block away from Rittenhouse Square is great.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
