This property has a washer and dryer in the building, a city-owned parking lot adjacent to it, and a private parking lot directly behind it. Management is very quick to respond to maintenance issues. While true that Integrity properties are more expensive than properties from other landlords, the extra money is worth it, in my opinion, because of how reliable Integrity is. Integrity communicates with me over every detail, something I greatly appreciate.

The building is older, but it still has its charm and all of the units come with real hardwood floors. Some of the units have updated kitchens and dishwashers, but not all of them. The management company that owns the building is very unresponsive and generally disorganized.

My apartment is one of the few renovated units in the building. I have a dishwasher, washing machine, and dryer in the unit. The kitchen countertops are all granite and all appliances seem to be no older than a few years old.

Integrity Realty Group is a very trustworthy management company. While true that their properties are more expensive than propertieis offered by other landlords, I have had incredibly negative experiences with another landlord in the area - Brick and Mortar (also known as Pero Real Estate) - so I think the price reflects the quality of management. Integrity Realty Group is responsive to tenant complaints and have fixed issues in my unit in a timely manner. Furthermore, they have open lines of communication with their tenants that I have not experienced with any other landlord in the area.

I recommend Integrity if you don't want to completely get screwed over by a landlord, but they're a) more expensive and b) don't do a lot of upkeep maintenance on their buildings. Contractors called out to deal with problems tend to slap band-aid solutions on it, resulting in multiple calls before the problem is fixed (it took 3 rounds of maintenance to get my radiators to stop leaking, for example). However, they do fix things and respond quickly to issues.
Integrity has a lot of buildings in good areas (Cedar-Fairmont, Coventry, etc) that are near food, groceries, and transit as well as near Case.

As with most of the apartments in the Heights, the Palmetto is an older building, and some of the adjustments over the years haven't been done well or haven't been completed. I know Integrity is updating their buildings slowly (like, room by room), but for example, at least one floor joist has failed in my apartment, causing the floors and walls to slope down in a U shape.
Integrity is pretty good about fixing things quickly when I submit work orders, but the apartment as a whole needs some work.

You could find nicer places for cheaper. No AC and old apt

Beautiful apartment. Great neighborhood. Close to campus. Allows pets. Maintenance responds quickly. You have to pay for parking, or you are free to park on the street (but it’s hard to find parking). Overall really happy with my experience living here!

I've enjoyed living in my building: they've been steadily updating the apartments, so I have nice amenities like a dishwasher and relatively new appliances. The laundry machines are in the same building, and I'm very close to the CircleLink bus routes and have easy access to city parking, which I pay for a pass for. Integrity has been pretty good about responding quickly when I have issues with the apartment.

I love this building. It's a great location, right off Coventry and close to the law school. The management company is great and super helpful.
