Don't be fooled by the Edgewater 1 reviews! This place is a NIGHTMARE!!!

Before doing ANYTHING, go online and look up the reviews for GREYSTAR, the company that owns this complex and many others around the country. Also, checkout the many LAWSUITS.

Update: There was a major fire in this building on JUNE 16TH 2024. See youtube video for details about the extent of damage. Fire department is still investigating possibility of Greystar electrical fault.

This review is for Edgewater II. Please note that any review more than 1 year old, no matter how positive, has NOTHING to do with Edgewater II which didn't open until July 2023. Terrible management (checkout Greystar's reviews 😱), lost packages, dog defecation on the property and extremely loud illegally operating vehicles from the nearby 6 lane freeway ASIDE, the number one reason to NOT move into Edgewater II is SAFETY, or rather the lack thereof. For those of you from out of town, pay close attention to what I'm about to tell you. The paid parking garage immediately next to this complex has been broken into numerous times, this year alone. There is no security in Edgewater II or front desk staff, half the cameras don't actually work and delivery people (and others) gain access inside the building each day (and night) by tailgating behind residents, some of whom are foolish enough to let them in or use their key fob to let them take the elevator to the resident floors on 2-7. This complex has also been tagged by local gang members (symbols on street signs, ads outside and bike rental station). With no security and few working cameras over here, summer is likely going to be a very dangerous time to be in this complex, especially at night, as the city is already experiencing a spike in violence (nearby Rittenhouse just had two stabbings in broad daylight, one victim was a BABY). There's also a severly mentally ill homeless man who lives right behind the complex to the right of Edgewater I and the trail. Friends of mine came over to visit one day and wanted to check on the community garden and were so scared by this man who came right toward them, that they decided to walk all the way around the other way. At the back part of Edgewater II, on Summer Street, is a popular hangout spot for homeless people, note the trash and smell of urine. Not a nice experience if you're just trying to make your way to the grocery store. Furthermore, the nearby parking complex and back entrance of the building provide an easy way for anyone of modest athleticism to enter through the pool area side door, which management decided to NOT make a key fob only entrance. That's right, for both the FRONT and BACK entrances, their is only one door between you and the thugs that run this city. Think long and hard about you and your family's safety before moving into Edgewater II, the area, is quickly declining. I will be breaking my lease to get the h*ll out of here sooner rather than later.

Amazing service

My Experience at the apartments has been great, especially Chloe.She gave me a wonderful and great tour of the entire apartment with the amenities it comes with. I was sold right from the moment I walked in. Everything is just as expected and everyone is very helpful.

Edgewater

I have had a wonderful experience at Edgewater! It is slightly set away from the busy streets and has a more private feel yet two grocery stores (Giant, Trader Joe’s) are 5-10 minutes walks away and quick 15ish minutes walk to Rittenhouse or Logan Square. The associated parking garage across the street is incredibly useful and we have a reserved parking space. The building has a small gym and our apartment is quiet, newly renovated, includes lots of closet spaces, has a balcony, and looks out over a wonderful view of the city. There is a small dog park on property and there is access to the Schuylkill River trail which I take for my ~25 minute walk to work. Construction is almost complete across the street on a second associated building that will include a rooftop and a pool for our use as well.

The Edgewater

The Edgewater apartment building is a great place to live as a resident. Popular among residents from many programs (we have a few from IM, peds, neuro, and a variety of surgical specialties), many from Penn but also not difficult to get to Jeff-affiliated programs. My favorite part of the building is the private dog park in the backyard that is fenced in which makes it easy for my wife and I (both residents) to get him the exercise and attention he needs. Other perks are a 24/7 gym and an awesome location in a quieter neighborhood that is right on the bike path (short biking commute to HUP and great for running) and is a 5 minute walk to the trolley station at 22nd and market if we want to take public transit. I also love that we are sandwiched between Fairmount and Center City, two distinct neighborhoods with very different feels and amazing restaurants. While it's a little on the pricier side it is big for a 1 bedroom apartment and we are incredibly happy with the management and quality of the accomodations.

Edgewater - great apartment!

Great apartment, convenient right on the river. Beautiful views of the river. Building has lots of perks and events like a food truck summer event with free food and alcohol. Very nice management. Gym in the building.

Great experience!

This apartment is certainly an upgrade than what I've had in the past (undergrad & first year of law school). I had some very awful experiences at my last apartment - two identical fires, several water leaks, roaches, mice, constant construction, unreliable management, the works! So I made the decision to upgrade financially to have the security and sanity...Edgewater is amazing, it is homey, luxurious, the management is thoughtful, attentive, always doing little things here and there for the residents. Such a positive change!

Loved the neighborhood. Paying for monthly parking in a nearby garage was not outrageously expensive, was close to center city for fun and errand-running, Target and Whole Foods nearby made for easy groceries when I didn’t want to leave the city. Sabrina’s Cafe is nearby, which is super delicious. BSL was about an 8 minute walk to either Spring Garden or Race-Vine, depending on if I was going north or south. Great area for walking around and getting out of your apartment.
The apartment is technically between Logan Square and Rittenhouse Square. We live right above Trader Joe's, which makes grocery shopping a breeze. We spend a lot of time walking around Rittenhouse Square and Rittenhouse neighborhood to pick up groceries, drink coffee, and generally hang out with each other and friends. The river walk is a short walk away, and the Museum District is within walking distance. Back when I was going to school regularly, the Septa trolley stop is conveniently right in front of our apartment and the 30th Street Station is a 10 minute walk away. While the amenities leave some things to be desired and we pay a premium for our location, it is a great place to live especially for newcomers to Philadelphia who want to be next to all the action.
Unless you mind the noise of cars in the street below, you will not have any issues. Given that is center city there are many people experiencing homelessness so if that is a deal breaker I recommend other neighborhoods. The upside is being 5-10 minutes distance from all the fun, restaurants, activities, nightlife, etc.. that you will ever need.
Super close to Whole Foods and Trader Joes, and I love the walk along the parkway. It's close to various museums which is great! Overall the neighborhood is pretty residential, but there are coffee shops and to-go restaurants that are easy to access.
The neighborhood is a little more commercial but only a minute away from everything wonderful in rittenhouse. But it feels very safe at all times because it’s on a major street.
It is a great location. The law school is a 15 minute walk. Most of Center City is also within a 20 minute radius. A lot of other law students live nearby.
Lots of great bars and restaurants in the area. One of the safest and nicest areas in Philly. There are generally lots of people walking around.
Close to tons of great places to eat/drink, shop, etc. Walking distance to anything in Center City/Callowhill/Art Museum areas.
